A pre-planning application enquiry has been made of the Local Planning Authority, Powys County Council who comment (02/10/18):
From the submitted photographs with the pre application the existing dwelling is still readily recongisable as a dwelling with the stone walls and slated roof generally intact. The existing dwelling has character being in the rural upland of Wales longhouse style with an attached barn previously used for animal and fodder storage. The attached barn will provide further accommodation with the possibility of a small increase in the footprint of the existing dwelling.
The proposed design of the renovated dwelling shall take reference from either any recorded evidence of the architectural or archaeological interest of the former dwelling, or shall be reflective of the local vernacular. The local vernacular will need to be considered during the design process to ensure that the dwelling is in keeping with the surrounding area and reduce any possible impact on the surrounding landscape.
During the design process the landscape will have to be taken into consideration to ensure the proposal shall not be more dominant in the landscape than the former dwelling and shall not have a detrimental effect on the character of the landscape or the open countryside.
In light of the above and subject to an appropriate design which reflects the local vernicular the proposal is considered to be acceptable and compliant with policy H8.
