Situated within close proximity to Betchworth Castle in a semi-rural setting are a selection of very individual houses in Castle Gardens, a private road next to Betchworth Park Golf Club on the eastern outskirts of Dorking town centre. The castle itself attracts 3500 visitors a year and is part of the Deepdene Trail and visitors are able to freely walk through the grounds.

The majority of the houses in Castle Gardens back onto the River Mole, with the grounds of Betchworth Park Golf Club just the other side of the road, so are in a envious setting.

The Lodge is one of those houses, with a lovely back garden that gives onto the riverbank and with a mooring deck on the river. Ownership comes with certain rights including Riparian Rights and the right to fish (although a licence is still required).

Inside the house is very individual but adaptable. The entrance hall leads firstly to the large living room, with windows on two sides letting in lots of light, and with a feature exposed brick fireplace with slate hearth, and off the living room is the second bedroom. The entrance hall leads past the third bedroom that's currently being used as a study, with the utility and shower room opposite, and then to the large kitchen dining room at the end with views over the garden.

Upstairs is the master bedroom suite, occupying the whole floor with an ensuite bathroom, giving elevated views to Box Hill, across the river, or across the road to the extensive park like grounds of the golf club.

Stepping outside to the large decking at the back which would be perfect for dining al-fresco in warmer months and for entertaining, you're taken in by the superb views of Box Hill. The garden is a great size, and has a mix of patio and decking areas for resting, a pond, a large timber workshop, and also a garden shed. The gate at the end leads to the river.

Parking is available opposite the house, and a gravelled driveway next to the house gives access to the single garage.

Castle Gardens is within walking distance of both Dorking town centre and Brockham village, and Dorking Garden Centre and Betchworth Golf Club are both very close by. Dorking town centre has an extensive range of shops, pubs, bars and restaurants as well as theatre, cinema and other recreational and educational facilities. There are also three train stations for commuters serving London and the south coast as well as Gatwick Airport and Reading. For drivers the M25 Junction 9 is not far, and the whole area is renowned for its outstanding countryside and natural beauty making it a drawn for walkers, cyclists and riders.

This lovely house simply oozes charm and character and should be seen to be fully appreciated. We're open 24/7 so just pick up the phone or click online to view!
