Description
Wootton Grange is a most attractive, symmetrical Georgian property of brick construction under a slate roof. The front elevation has been rendered and sits within a very pretty garden. To the rear is a cobbled courtyard with ample parking, a spectacular fountain and a couple of lovely outbuildings. The accommodation is set
over three floors, with an extensive cellar, ground floor living and first floors bedrooms. In addition to the central core of the house is a substantial annexe which has good a sized living area, a single bedroom, shower room and space for a kitchen to be installed should you require one.

Accommodation
The house is approached through a pretty wooden porch with leaded canopy to the entrance hall with stairs rising to the first floor and a window on the half landing. The entrance hall runs the full depth of the property with a door to the rear garden.

The drawing room which overlooks the front garden has an attractive brick fireplace, picture rail and coved cornice. There are large windows on two sides.

A second, similarly proportioned reception room across the hall has an open fire and wooden floor. To the rear of the house is a quiet study with open fire with caste iron hearth and a fitted cupboard with bookshelves above.

Off the entrance hall the morning room overlooks the rear courtyard and has a beautiful stone fireplace, fitted pine dresser, and corner cupboard. The farmhouse kitchen has great character with original meat hooks in the ceiling, bread oven, a quarry tiled floor, ample wall and floor units, and an island unit.
There is a 2 oven Rayburn stove, an electric fan oven, ceramic hob, large fridge and dishwasher. Steps lead down to the utility room with door to garden, fitted cupboards, gas central heating boiler, laundry drying rack and quarry tiled floor. There is a back door to the courtyard and a door to the annexe.

Accommodation in the annexe which was formerly an attached barn, comprises a large studio style sitting room with double height ceiling and exposed beams. There is a shower room off the inner lobby with walk in shower cubicle, basin and WC, and gas central heating boiler. Off the lobby is a single bedroom.

The cellar comprises three rooms with approximately 7' ceiling height and brick floors.

On the first floor, and approached off the principal landing there is a good double bedroom with fitted wardrobes, a single bedroom, and a further double bedroom. There are two bathrooms with basin, WC, and bath with electric overhead shower. There is also a fireplace with fitted caste iron grate, and fitted pine cupboard.

An inner landing leads to a double bedroom or study, and steps from the landing lead down to another double bedroom with shower room across the landing. A second staircase leads back down to the kitchen.

Outside
The front garden is gravelled with low box hedges forming small flower borders, and there is a central brick circular feature.

Mature trees include Yew, Beech and evergreen Oak, and a mature conifer hedge ensures privacy. There is a side garden with raised beds and a good sized lawn with a summerhouse in one corner. There is a greenhouse and two wooden sheds.

At the back of the house a gravelled driveway from the road leads to a parking area for several cars and a cobbled courtyard with circular central fountain. There is a substantial stone barn and a useful studio or workshop. A pathway leads to the side and back doors.
