Candletree House is situated by the Church at the heart of the small thriving market town of Cricklade, an historic Anglo Saxon town built where the Ermin Way Roman road crossed the river Thames, close to the Wiltshire border with Gloucestershire. The house is conveniently located on Bath Road, now a no-through road, close to St Sampson's primary school and within easy walking distance of the extensive amenities including award-winning pubs, butchers, doctors, chemist and supermarket. Candletree House is a substantial detached family house built of natural Cotswold stone under a concrete tiled roof. It is a fascinating old house, which has evolved over time, and has origins dating back to at least the 15th Century and incorporates an even older wall, with a probable 13th Century lancet window. The house is Listed Grade II as being of special Architectural and Historical interest and of particular note is a remarkable Tudor fireplace in the study/library. Other character features include sash windows, picture hanging rails, dado rails, fireplaces and an elegant staircase which rises from a most impressive reception hall. The living accommodation extends to just over 6,000 square feet and is principally arranged over two floors, with useful attic rooms above.
Outside, the property is approached off Bath Road through timber gates and a gravelled drive then leads past the front door to a parking area at the far side of the house. The entrance gates and first part of the drive will be in the ownership of The Stables. The garden to the front of the house faces west and comprises an area of lawn with flower and shrub beds and a mature Oak and Copper Beech tree. There is a paved terrace immediately in front of the house, an ideal place for outside entertaining with doors opening directly in to the kitchen and with an ornamental pond to one side. A mature Yew hedge sub-divides the front garden from a lower garden, which in the past has been used as a vegetable garden and retains some fruit trees as well as two Silver Birches. This part of the garden is enclosed by a mixture of hedging and a tall red brick wall and contains a potting shed. There is a further area of lawn to the rear of the house with more fruit trees and a Magnolia. To the south of the house there is a sheltered paved courtyard, with a useful storage shed running along one side.
