DIRECTIONS

From Llandrindod Wells take the A483 towards Newtown passing through the village of Llanbadarn Ffyndd and proceeding a further approximate 2 miles, as the main road turns sharply to the right there is a turning left indicated Llaithddu and Bwlch-y-Sarnau follow this road for over 2 miles when you will see the property on the right hand side clearly indicated by our sale boards.

SITUATION

The property approximately 1200ft above sea level is quite near to open hill land. Located around 15 miles from Newtown and approximately 20 miles from Llandrindod Wells in the village of Llaithddu. Its location has to be described as remote even though it is alongside a minor council road. Llaithddu is just a hamlet and the village of Llanbedarn Ffyndd does have a village shop and filling station. Amenities would be in Newtown and Llandrindod Wells and to a lesser extend Rhayader just over 12 miles away.

BUILDING

The dwelling of cavity block wall construction and has a slate roof over. It is unfinished inside basically being a shell with a semblance of a first floor having wooden steps leading up. The floor area being over 650sq ft on the two floors.

THE LAND

The fenced land extends to over 28 acres with a stream and a small area of march land on the north western boundary. The major part of the land being a relatively small fenced enclosures is free draining with adequate soil cover.
