An exceptional home with accommodation arranged over three floors offering three generous bedrooms (one formerly two separate rooms that have now been joined and another with an en-suite) plus a superb dining kitchen. Private garden plus plenty of parking and a single garage.

THE PROPERTY:

This exceptional home has been stylishly remodelled and renovated to create a roomy and unique home in a desirable location with the added benefit of both driveway and forecourt parking to complement the garage.

The superb dining kitchen creates a very favourable first impression. The combination of a natural riven slate floor and hardwood work surfaces contribute to a pleasing 'period' feel. This is enhanced by a traditional Belfast sink, plate rack and a range cooker (available by separate negotiation). The shaker style cabinets house an integrated fridge freezer, washing machine and dishwasher. The adjacent sitting room has patio doors that open directly into the garden.

On the first floor two of the original bedrooms have been joined to make a sizable bedroom overlooking the rear garden. A bathroom separates this from another bedroom to the front.
The top floor comprises a double aspect bedroom with an ensuite shower room.

Other quality features include some oak internal doors, gas central heating and double glazing.
The garden to the rear backs onto a small copse and is remarkably private. The garage has an up and over vehicular door as well as a side pedestrian door to the garden. There is driveway parking as well as additional private parking on the graveled forecourt.

Local Authority : West Oxfordshire (Council Tax Band C)

SITUATION:

Deer Park is and established and sought after residential area with its own amenities that include convenience store, school and recreational spaces.

Witney is the largest Oxfordshire Cotswolds town with a long history (appearing as 'Witenie' in the Domesday Book 1086 entry) and is now a bustling town supporting two colourful markets a week. Its location on the banks of the River Windrush led to the manufacture of high quality blankets known the world over until the last mill was closed in 2002.

Some manufacturing remains and the town is home to Christy & Co - hat makers since 1773 to people such as the Royal family to Don Corleone in the Godfather films!

Much of the town's fine architecture reflects the wealth of the woollen trade in its heyday. The rich variety of shops, street cafes, and excellent sporting facilities coupled with higher order services that include a hospital greatly add to the quality of life.

A mainline rail service to Oxford and London Paddington is available from Long Hanborough about 10 miles away with journey times of 9 and 70 minutes respectively.

Witney has three secondary schools with Henry Box tracing its roots back to 1660 and the respected independent Cokethorpe School is nearby. The recently refurbished Abingdon and Witney College offers a range of tertiary courses for school leavers and adults.
