Here's a perfect opportunity to own a truly idyllic slice of Devon countryside. It comprises a block of land extending to almost 10 acres that comes with a quality "Plankbridge" shepherds hut, a mains water trough, small orchard, and short length of single bank fishing on the River Torridge. Great location within a couple of minutes of the picturesque village square, and the excellent Half Moon Inn.
The South facing land is laid out in 3 convenient sized fields, and in total is some 9.80 acres and is tucked away towards the end of a stone lane. A real bonus is the short length of bank and fishing, which is about 20 metres long and included in the sale. The Half Moon Inn owns the fishing rights to either side. The first field you enter from the lane slopes down to the remaining 2. Perfectly positioned to one side of the top field, and taking full advantage of the amazing outlook and views, is a "Plankbridge" SHEPHERDS HUT. "Plankbridge" is a well established and highly respected maker of authentic style shepherds hut, with this particular one being fitted with a woodburning stove. Mains water is also on site and currently connected to a galvanised iron stock trough. The fields at Common Lane have an interesting history, and are generally considered to be excellent examples of medieval "strip field" farming.
The picturesque village of Sheepwash is widely considered by many to be the quintessential Devon village. There is a well stocked Post Office/General Stores, "Pop-Up" Cafe, and the highly acclaimed Half Moon Inn offers excellent hospitality/dining along with some of the finest game fishing available on the River Torridge. The ancient village Church is located just off the pretty square. Neighbouring villages include Black Torrington, Highampton, and Shebbear with its well known public school of Shebbear College. A wider range of shopping/schooling and recreational facilities are available from the market towns of Great Torrington, Hatherleigh and Holsworthy, whilst for those wishing to travel further afield, Okehampton and the A30 is about 10 miles distant.
Directions
From Holsworthy, proceed on the A3072 Hatherleigh road for about 9 miles and upon reaching Highampton turn left signed Sheepwash. Follow this road and proceed up the hill into the village. About 75 yards from the 30mph speed restriction signs, Common Lane will be found on the right hand side. Proceed along this stone track for about 200 yards and the gate leading to the land will be found as the last gate on the right hand side.
