Riverview is a hidden gem, so close to Tiverton's bustling town centre but tucked away in a quiet secluded location, you wouldn't even know it was there. I fell in love with this lovely home as soon as I walked in - this isn't just a special, sizeable house but more of a change of lifestyle, as our current vendors will concur.

Riverview is exactly that; set above the banks of the River Exe with its garden leading down to the water’s edge. You even have mooring rights here and can access the river’s edge from the bottom of the garden.

The house itself is accessed via a doorway and alleyway in from St. Peter Street. In my mind, this gives a sense of privacy and security. At the end of the alleyway, you are pleasantly welcomed by the property.

The house has been recently decorated outside and sets the precedence for what awaits beyond the front door. Inside our vendor has replaced the flooring on this level with beautiful, reclaimed floorboards, so in keeping with the age and style of the house. To your left is a pretty living room with an eye catching salvaged fireplace and open fire. I can imagine this room being extremely cosy in colder months with the fire lit. I was in awe of the view from the large picture window, down across the garden to the river.

Opposite is the dining room, which is a wonderful room for family meals and entertaining. Pretty alcove shelves flank the fireplace which presently has an electric fire in situ, but could be reinstated to an open fire or a woodburning stove (subject to the relevant checks). Wide stairs lead down from here into the good sized kitchen, which is nicely fitted with wooden units, ceramic handles, warm coloured tiling and an integrated dishwasher, fridge, double oven and gas hob. There is room for a dining table and chairs and plenty of storage, but the beauty of this room in my opinion are the French doors that enable you to further appreciate the lovely vista and gives access out on to the patio. At the rear of the kitchen, I was surprised to find an inner lobby (great for storage!), a wc and a great utility room which has adequate space for all your white appliances and could be improved further/used for a different purpose if required.

On the first floor you will find two bedrooms and the family bathroom; the larger bedroom is a super master, with fitted wardrobes with mirrored doors flanking a whole wall. This is a lovely light and spacious room, with an air of calm and tranquility and once again, with the most wonderful river view to wake up to each morning. The smaller bedroom is quiet and a good size single. The bathroom has everything that you need; it has been recently updated and very nicely presented with a white suite and neutral tiles.

The quirky hallway leads to another staircase and up to the attic room – I envisage this being a great child’s room, teenage den or indeed a great space to work from home. The roof timbers are exposed and show the age of the house here. There is storage and being the highest room in the property, the view from here is quite something.

The garden here is the piece de resistance – the plot size is surprisingly larger than some neighbouring properties, as it widens unexpectantly as you go further down the garden. I love the patio area immediately to the rear of the kitchen and I imagine this to be a lovely space for al fresco dining and a great space for entertaining. Our vendors have created a lovely space here and I know this is something they shall miss. There is a handy lean-to store shed attached to the house, a perfect place for your garden paraphernalia.

Steps lead down to another terrace, which has a large sunken pond. This is a secluded terrace which is a lovely place to sit and enjoy morning coffee or evening drinks.

Further steps down to the main garden which extends widely to the side and is presently laid to lawn. There is a raised vegetable garden, an old shed, cherry, plum and apple trees and the lawn extends down to the fenced water’s edge. What a super garden this is – safe for children and pets, perfect for the avid gardener yet manageable enough for the modern, busy family. To me, the mooring rights really are quite an enticement and I know our vendors have had many happy times enjoying the boat and finding some excellent hidden gems along the Exe.

Our vendors have secured a rental parking space close by and this can be transferred to the new owner.

In all, this really is one to see. I was quite blown away by what lies behind St. Peter Street. The privacy and solitude that Riverview offers really is quite something, combined with the super garden and river view. The house itself has a lovely, warm feel and there is nothing to do here apart from unpack and enjoy. To me, this is a change of lifestyle and a home and garden to love and enjoy.
