DESCRIPTION

Hafod Ynys is a beautiful period property Listed Grade II for its architectural and historic importance. Dating from circa 1830 with a early 20th Century rear addition, the property is built of stone with white painted roughcast rendered elevations under a slate roof with gables and high chimney stacks. It enjoys plenty of character as one might expect of a late Regency/early Victorian building with numerous period features both inside and to the exterior including decorative barge boards, elegant sash windows and shutters, period fireplaces, high coved ceilings, period doors & architraves, and of particular note is the handsome turned staircase with handrail rising from the hall to a galleried landing. The property has been subject to a comprehensive sympathetic restoration scheme during the present owners’ tenure which now provides spacious and superbly proportioned accommodation arranged predominantly over two floors together with a useful cellar and second floor room which has been used as a studio. The layout is highly adaptable with the rear of the building suitable as a self-contained annexe subject to some minor alterations, but which is presently incorporated within the main living space. There is also scope for the creation of additional accommodation
within the former coach house which presently provides excellent storage but offers potential for conversion, if required subject to the necessary consents being available. Double doors open into a storm porch which in turn opens to the entrance and staircase halls which have impressive polished stone flagged floors. Hafod Ynys is approached through a stone splayed entrance and over a gravelled drive passing beneath mature trees to a parking area beneath the south front. The wooded approach provides a private and attractive setting with impressive copper beech tree and several other specimen trees lining the drive beneath which is a lawn and some spring bulbs.
Beside the drive is a wide lawn which enjoys plenty of sun facing east and south, and with floral and herbaceous borders with open seating area and raised decking with far reach views over the clwydian range including Moel Famau. Along side the house is a gravel path which continues to a stone outbuilding
comprising a pair of potting sheds and raised vegetables beds.
A pair of wrought iron gates leads into a courtyard at the rear ofthe house providing on foot and vehicular access with clay paved floor and formed by the house and former coach house. There is also double gated vehicular access into the courtyard from the
road. The coach house is of stone construction beneath a slate roof and comprises principal garage (18’ x 17’3”) being served with light and power and having sliding doors and side door to additional garage (17’11” x 14’11”) also served with light and power and sliding doors. A staircase rises from this room to the first floor where there is a landing and room off. At the far end of the building at ground floor level there is a log store and dog pens x 2 with one room above. There is potential for multi uses and for conversion subject to gaining the necessary planning consents. Enclosed within the courtyard area there are a number of seating/dining areas with a feature stone fountain and barbecue area.

Hafod Ynys is situated in the picturesque Vale of Clwyd on the edge of the village of Rhewl.
