THIS FINE 1920’S BARN HAS BEEN CLEVERLY CONVERTED INTO A FABULOUS FAMILY HOME AND ADAPTABLE HOME WORKING SPACE

Originally converted about 40 years ago from an interesting early 20th Century farm building Chestnut House has been home to our clients for over 25 years and has provided them with a perfect combination of a flexible and very spacious family home with an adjoining workspace from which to run their business. Extending to over 4,000 sq/ft in all, the house is about 2,600 sq/ft and comprises a large light entrance hall and landing/library in the middle of the house with an open plan living area (sitting room and dining room) on one side and a recently refitted kitchen/breakfast room on the other. A large utility room, boot room, a shower room and conservatory complete the ground floor and upstairs there are five double bedrooms and a large family bathroom. The whole house is presented in a lovely retro-contemporary style and benefits from double glazing and modern gas fired heating. The remaining part of the barn (another 1,700 sq/ft) is partially converted with an office/studio on the first floor above a workshop and a separate garden store. This part of the building could easily be converted into a cottage and/or incorporated into the main house (subject to the usual planning consents). But in its current form Chestnut House provides a perfect live-work environment surrounded by a lovely garden in a great location.

Off the first part of the drive (owned and shared with 2 neighbours) a five-bar gate opens onto a private drive and into the lovely gardens that surround the house. Laid to lawn on two levels, there are lots of interesting features and some lovely planting. Borders are stocked with a colourful display of spring bulbs, the top lawn has a variety of old fruit trees and on the sunny south facing side of the house there is a terrace, a newly laid out kitchen garden and an impressive stone water feature. Beyond the garden to the west there is a lovely view across paddocks up to the trailway and the woods beyond, where you can walk for miles.

Chestnut House is well located on the edge of Spetisbury, a popular village a few miles south of Blandford Forum. The village has a thriving community with a farm shop, primary school and busy village hall, and for a wider range of amenities it is only a short drive into Blandford with its historic Georgian market square and excellent range of shops and services including an M&S Food Hall, Tesco and Lidl superstores. Spetisbury is surrounded by lovely countryside, much of which is an Area of Outstanding Natural Beauty (AONB), and a brisk walk or cycle ride will take you along the trailway to Blandford or down along the river towards Kingston Lacy (National Trust). There are plenty of opportunities for sport and recreation in the area, and Poole Harbour, Studland beach and Dorset’s famous Jurassic coast are all less than half an hour’s drive away to the south. Communication links are generally excellent. There is a regular bus service to Blandford and Poole, and its proximity to the Poole Bournemouth Christchurch conurbation make the village hugely convenient for people who work in that area. Commuting is straight forward, and easy access on to the A31 provides a quick link to the M27 for Southampton and Portsmouth and the M3 up to London. Poole station has fast regular train service to London Waterloo (about 2 hrs). Southampton and Bournemouth airports, and Poole ferry terminal are all within easy reach.

All mains services are available at the property. Gas fired radiator central heating and hot water. Good broadband service available.
