Holly Cottage is a four-bedroom cottage, thought to date back to the 18th century and situated down a no-through road, in the popular village of Swalcliffe. The property is built of local Hornton stone and benefits from having period features throughout such as original fireplaces and window seats. Recent additions to the property include a new boiler (2019) and new roof to the rear of the house in 2020.

The front door opens into an entrance hall with large built-in cupboard and quarry-tiled floor. The entrance hall leads in to the sitting room which is to the front of the house with an original fireplace housing a wood burning stove and bespoke shutters. Towards the rear of the ground floor is a family room which overlooks the garden. The kitchen/breakfast room has painted wooden units, Belfast sink, Cornish slate floor tiles and French doors opening onto the garden. A useful utility room adjoins the kitchen and a cloakroom completes the ground floor accommodation.

There are four bedrooms upstairs, including the spacious principal bedroom with built-in storage, bespoke shutters and en-suite shower room. There is also a family bathroom.

Swalcliffe is a charming rural north Oxfordshire village situated near the south Warwickshire borders and the Cotswolds. Centred around a Parish church, the village has a public house, village hall and 15th century tithe barn. In the past the village has held events including a Christmas market, alfresco village dinner, nativity and Easter egg rolling. There is also new woodland playground.

Local schools include Sibford Primary and The Warriner secondary (Bloxham) and there is a bus service to both of these. Private schools are found at Sibford, Bloxham and Tudor Hall with Carrdus (Overthorpe) and St Johns Priory preparatory schools close to Banbury.

Everyday shopping amenities can be found in Sibford Ferris, Bloxham and Brailes (including an excellent artisan butcher) with a wider range in the market towns of Banbury, Shipston-on-Stour and Chipping Norton. Oxford and Stratford-upon-Avon are also not far away.

There are good rail services from Banbury to London Marylebone (from 54 mins) and M40 motorway connection at J11 (Banbury).

Leisure facilities include an active tennis club at Hook Norton, golf at Tadmarton Heath and Rye Hill, horse racing at Stratford and Warwick, two equestrian livery yards in the village and theatres in Chipping Norton, Oxford and the RSC at Stratford-upon-Avon. Soho Farmhouse is also only 9 miles away.

At the front, the property opens onto Bakers Lane. There is a garage opposite, owned by the house, providing useful storage space.

The rear garden has an outbuilding, built of local Hornton stone, which has been newly converted by the vendors to create an extremely useful home office/studio space which is close enough to use the home WiFi with underfloor heating, light, power, phone line and French doors. The garden is mainly laid to lawn with floral borders and wonderful countryside views.
