Location

Warren Wood is situated on the western side of the village of Handcross about a mile from the village centre. Handcross offers a range of village shops, a post office, public houses, primary school and 'Nymans' National Trust Gardens; more extensive shopping and recreational facilities can be found in the nearby towns of Haywards Heath and Horsham. The cosmopolitan city of Brighton & Hove and the South Coast are some 18 miles away.

Communications by road are excellent. The A23 can be accessed from Handcross village, in turn giving access to the M23 and onto the M25 orbital motorway, other motorway networks, London and the South Coast.

Rail services to London Victoria and London Bridge operate regularly from the main line stations of Horsham and Haywards Heath with journey times from 42 minutes. Gatwick Airport is 11 miles away and the Gatwick Express provides fast and frequent rail links to London.

There is an excellent range of both state and independent schools in the area including Ardingly College, Christ's Hospital, Millais School, Cottesmore School, Worth, St Mark's CEP School, and Handcross Park School.

Description

Built in the 1890s, Warren Wood was formerly a coach house and was converted in the 1950s into an attractive country house. Extending to over 5,300 square feet this beautifully presented home offers spacious and versatile accommodation with the additional benefit of an adjoining self-contained annexe and a detached garage building with gym and large games room over.

Much of the ground floor accommodation lies off a generous entrance hall, which extends nearly the full depth of the house and has an expanse of folding glass doors opening to the rear terrace. There are three formal reception rooms and a playroom, including an elegant drawing room with open fireplace, triple aspect sitting room (currently used an office) and a light-filled orangery adjoining the southern side of the house; all the reception rooms have ample space for a table and chairs allowing various options for formal dining.

The kitchen and breakfast room has been superbly re-fitted with a range of bespoke cabinetry and a central island, with quartz worktops, Neff integrated appliances and black two-oven Aga. The kitchen is served by an adjoining pantry fitted to the same high standard as the kitchen, and a large utility room.

A small study adjoining the playroom, ground floor shower room and the boiler room complete the ground floor accommodation.

There are five well-proportioned bedrooms lying off the part-galleried first floor landing, including an excellent master suite comprising a dressing room with extensive range of fitted wardrobes and drawers, a triple aspect bedroom and a bathroom with suite including a freestanding roll top bath and separate shower cubicle.

The remaining bedrooms are served by a family bathroom and a further en suite bathroom.

Annexe
The adjoining two bedroom annexe can be accessed from the house or via its own front door, and offers spacious ancillary accommodation to the house, which can be completely self-contained and is ideal for family, guests or staff.

Outside
Warren Wood is approached from Horsham via a right of way over the neighbouring property's driveway; a gate opens to a sweeping private driveway opening to a parking and turning area immediately in front of the house. The large detached garage building has been recently converted to offer a double garage with twin electronically operated roller doors, a ground floor gym and a substantial first floor games/cinema room.

Adjacent to the rear of the property is a paved terrace, leading out the heated swimming pool with paved surround; French doors open from the orangery to a further brick terrace adjoining the southern side of the house. The wonderful woodland gardens are private and well enclosed, post and rail fenced and are mainly laid to lawn, interspersed with mature shrubs and trees including silver birch, rhododendrons and camellias. A gate opens to the woodland, which encloses the garden to the northern and eastern boundaries.

In all, about 7.3 acres.
