Why You'll Like It
A fine Georgian town house set on an attractive street of similar properties. Packed with attractive features, the property has been carefully maintained over the years and provides fabulous living space along with a self contained studio apartment in the basement. Smart black railings to the exterior separate the house from the pavement. Once inside, the original flagstone floor gives a sense of the history and origins of this home and the inner hallway has stripped timber flooring. The living room overlooks the front and has an ornate fireplace with a woodburner. The kitchen has an updated range of units topped with timber worktops and is very much in keeping with the style of the house with space for appliances. There is a study overlooking the rear with a view over Victoria Gardens. A door from the rear hall leads to the back garden. The staircase is beautiful with a turning handrail and a window on the half landing overlooking the gardens. There are three good sized bedrooms and a bathroom with an updated white four piece suite comprising a bath, shower cubicle, WC and basin. Outside, steps at the front of the house lead down to the basement courtyard and the large studio apartment takes up the whole basement level. This flexible space has been used previously as both offices and as a residential studio. The front door opens into an exceptionally spacious room, the shower room has been recently updated with a contemporary white suite, quad shower unit with electric shower and metro style tiling. The kitchen/dining room is to the rear of the apartment and has French doors to the garden. There is mains gas central heating in the house and electric heating in the apartment. Outside, the garden is a good size and enclosed by a wall. Beyond this, the property overlooks Victoria Gardens and The Leats, a really attractive part of the city.
Where It Is

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
