Sowerbys are delighted to bring to market not one, but two amazing properties: a former brick and carrstone five bedroom post office and a beautiful and cosy barn conversion. Our vendors have genuinely enjoyed their time here, but now 28 years down the line, they are looking to downsize but stay local as they have fallen in love with all that North Wootton has to offer. The property is being offered for sale with no upward chain.

The Old Post Office
Believe to date back to the early 1800's and at some point was two cottages, this property has evolved and been extended over the years to create a totally unique family home bursting with character features. Having the option to run your own business from home is one other benefit of this property, formerly a post office, a hair salon and most recently used as a florist. Should there be no need to run a business, then the space can easily be converted to create further reception rooms or even an annexe – should you need to (subject to any consents).

Although there is a front door, the actual access is through the rear of the property and straight into the utility/boot room. The kitchen/dining room is one of our vendors favourite rooms, our vendor loves talking to family and friends whilst prepping meals. With the added advantage of french doors opening to a south facing courtyard garden, dining alfresco is nothing but a joy. Off the kitchen, a door gives access to the snug/music room with exposed floorboards and beams as well as exposed bricks and french doors to rear. The lounge, with its log burner and exposed beams which is believed to have been recycled from a ship, is a true magnet during the winter months. And no cottage would be complete without a reading room - the vaulted ceiling and triple aspect windows create the ideal space to sink into the adventures that any book has to offer.

At the other end of the property, you can still spot the remains of the florist. With a door to front and further access to the hall and snug, this part of the property creates the ideal space for someone to let their imagination take over as it is very much a blank canvas. The two reception rooms with access to another utility room and further access to the side of the property can indeed become a business once again or it can be a great self-contained annexe (subject to any consents). Completing the ground floor are two WC's.

Upstairs, the landing gives access to four double bedrooms, a single bedroom and the family bathroom. The vaulted ceilings add a nice cottage feel to them and the en-suite to the principal bedroom is for sure a must have addition to the modern way of living.

The Barn Conversion
Separate from the house, down the track and once a dilapidated building, this modern one bedroom barn conversion has been used as a holiday let generating a decent yearly income. The barn has a traditional carrstone and brick exterior and vaulted ceilings with exposed beams which you would expect to see in a barn conversion. Furthermore, there is a modern kitchen and shower room plus stunning views over the garden, making this either a perfect annexe or indeed the ideal holiday let for that extra income.

NORTH WOOTTON North Wootton is on the outskirts of King's Lynn which has the facilities you would expect from a market town in Norfolk, including schools, shopping and leisure facilities. There is a mainline train service to London King's Cross via Cambridge - 1hr 40mins). The Sandringham Estate is nearby with Sandringham House and attractive walks through the woods. Slightly further is the North West Norfolk Coastline with the beautiful, long, sandy beaches. For the golf enthusiasts there is the King's Lynn Golf Club and the challenging links courses of Hunstanton Golf Club and The Royal West Norfolk Golf Club at Brancaster.

SERVICES CONNECTED Mains water, gas, electricity and drainage. Telephone, satellite and broadband connected. Gas central heating for the main house and the barn is all electric panel heaters.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
