*vendor comments* "I’ve loved living on Herne Hill Road for the last 7 years. It was my first flat and I always count myself lucky to have found it.
One of my favourite things is the light; the flat has huge windows, making it bright and open. The windows in the main reception room are facing south-west, which means we get to see the spectacular sunsets over London.
The big open plan living area is perfect for entertaining and the kitchen has all the mod cons, including a built in dishwasher, fridge, oven and induction hob. We’ve also installed a Nest for the heating, which has been a revelation for us! The three bedrooms are all doubles and have all been painted at least once in the last few years, including the lush green feature wall in the master bedroom. We’ve been using one as a study, which has been incredibly useful over the last year. The bathroom suites were brand new when we brought the place, and we’ve kept them spick and span, and (if you are anything like me) you’ll be pleased to know that the water pressure in the showers is excellent. Alongside the ample storage space in the flat, there is also access to a shed in the shared garden, which is very handy for bikes storage.
There are three other flats in the block, and the other owners are lovely and proactive, which makes managing the freehold a pleasure. Kemerton Road (which the flat is on the corner of) has a strong community spirit, this is most visible during the Christmas advent window displays.
You can’t ask for more when it comes to the location of the flat. It’s a 10-15 minute walk to Brixton, Camberwell and Herne Hill, with some of the best pubs, restaurants and independent shops in London all within easy reach. Loughborough Junction is also an undiscovered gem to many Londoners, with the Junction Jazz bar, Bloc Climbing Wall and Whirled Cinema right on your doorstep. It’s also right next to Ruskin Park, a lovely green space with loads of amenities (tennis and ping pong courts, fitness area and bandstand). There are regular events from Sunday football league to pop-up cinemas and a flying trapeze school in the summer.
The transport connections are excellent, just 5 minute walk to Loughborough Junction Station, which gets you to Blackfriars in 10 minutes, and a number of buses heading everywhere from South Kensington to Shoreditch. It is also only a 15-minute walk through Ruskin Park to the Overground line at Denmark Hill.
The flat will always hold so many wonderful memories for us, but we have decided to move in search of more space. I hope the next owner will love it as much as we have!"

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
