Important information for student tenancies:

You would be required to sign up for a 12 or 24 month tenancy. Before moving into a property you would need to pay a deposit to the value of 5 weeks rent, this is refundable at the end of the tenancy minus any arrears or damages. If you receive student finance in 3 payments then rent will be payable 3 terms a year, when finance payments are received. If you do not receive student finance in 3 payments then rent would be payable in line with your student finance/alternative income schedule.

You will also need to provide a guarantor. 

The rent does not include any utilities or council tax. You would be exempt from Council Tax if you are students, but it would be your responsibility to apply for an exemption.

In order to rent a property, you would need to provide ID, previous landlord contact information if you have rented in the UK before, and proof of your income/student finance award.

We would be unable to give you keys to the property until you have provided a copy of your visa, due to the UK's "Right to Rent" law. If you are outside of the UK and do not yet have this then you can provide it when you arrive in the UK.

Key information about/for guarantors:

A guarantor's liabilities reflect those of the tenant. Therefore, if a tenant is jointly and severally liable for the terms of an AST then the guarantors liability will reflect this.     
A guarantor cannot give notice to end their liability    
A guarantor’s liability does not end when a tenancy becomes periodic    
Employed guarantors must be earning circa 6x the annual rental value
Guarantors can also be considered on the basis of their status as a UK property owner. In this instance, if the property owned by the guarantor is also owned by others then the other parties would need to enter into the guarantor agreement too.    
Guarantors will need to provide ID and contact details, and proof of their income. We will verify their income via their HR department, and their status as a property owner via the land registry.

Reserving a property:

If you would like to reserve a property then you can do so by making a payment to the value of one weeks rent. This would be allocated to the first rent charge upon commencement of the tenancy.

 Any funds paid to reserve a property are non refundable in the event that you withdraw your application, or if you provide incorrect information, or if you fail to provide information within 36 hours of request. If your application is declined due to something that you have informed us of prior to making a reservation payment, or due to the property becoming unfit for habitation (ie in the event of a flood) then the reservation payment would be refunded in full. When reserving further to viewing via a video call then you accept that you need to have asked the person conducting the video viewing to show you anything that you wish to see in sufficient detail, as your holding deposit will not be refunded if issues are raised which could have been seen during your video viewing.
