Property description & features

  • Tenure: Leasehold
Guide Price £400,000 - £425,000

A wonderful garden apartment, truly unique, with two reception areas plus study, and having been extended, measures a great size of 664 Sq Ft, and is found in the Brockley Conservation Area.

A private front door welcomes, then the home opens up in front of you with gorgeous stripped and polished floors a theme that runs through.

Prepare to be surprised as the home offers incredibly versatile living. The bathroom is a bit of a showstopper as is the first view of the large reception areas.

The West facing landscaped garden will surely prove a winner too. Ample in size and pleasing to the eye.

‘What the Seller Says’

“You utter b*s! I’d forgotten how amazing your flat is”…

“So said our friends when they came round for dinner – indeed, even after 5 years, we are still frequently taken aback by just how much we love this flat, and how much it has to offer.

Probably the biggest little flat in Brockley, we have always loved the space, the light, and the unique character that the property offers. As you enter into the hallway and kitchen, passing the bedroom and the study/snug, the flat opens out, TARDIS-like in front of you, leading you down to generous dining room and on to the huge, glass-walled living room. There’s copious entertaining space here – we’ve had dinner parties with 10, and probably 30 or more for summer barbecues.

Throw open the French windows and the space continues seamlessly out onto the deck, extending the living room out into the garden when the weather is fine. It’s a real oasis; the garden feels worlds away from London. We back onto a park, Luxmore Gardens, so looking out you are surrounded by trees and greenery. We have amazing wildlife in the garden too: the babbling stream runs into the pond, with resident populations of frogs and newts – not to mention dragonflies and damselflies. Endangered stag beetles clamber up from under the old railway sleepers in high summer. And the trees around are teeming with birds, who are regular visitors to our feeders: blue tits, great tits, long-tailed tits, coal tits; goldfinch, greenfinch; jays, wrens, woodpeckers, and of course parakeets – but none is such a frequent caller as the family of robins that nest in the bay tree. It really doesn’t feel like you’re in the heart of the city, 20 minutes door-to-door from London Bridge.

We’ve absolutely loved living here and will be heartbroken to leave. It’s served us amazingly, and especially through this last year of lockdown – so many times we’ve counted our blessings to have so much space, both indoor and outdoor. With 2 of us working from home, it’s been a boon to have the study for private calls (although I personally spent most of the summer working in the garden) and having the ability to keep separate spaces for different activities has helped maintain work/life separation during these difficult times.

But we’re heading out of London, to pastures new, and so it's time to say goodbye to our magical flat. We hope you’ll love it as much as we do.”

Places of interest

Following great success in neighbouring areas it made sense opening an office in Brockley. We advertise our properties across all of our offices and this will really benefit any vendor or landlord in the Brockley area. Having an office literally a 'stones throw' from Brockley Overground train station will really attract commuters.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
