Manor Farm Stud is located close to the village of Chippenham, only 6 miles from Newmarket. The village has a long association with horse racing starting with the introduction of race horses and their grooms to the village in 1671, and a stud was established at Chippenham Park as early as 1802. The boundaries of the parish extended as far as the Limekilns gallops, purchased by the Jockey Club in 1883.

Manor Farm Stud is a modern development of equestrian facilities constructed in 2003 and has been improved by the current owners and developed as a dressage / sports horse facility.

The property has the advantage of excellent transport links as well as being positioned to be able to take advantage of the equine facilities and services in nearby Newmarket.

The Property

The main drive to Manor Farm Stud is accessed from Freckenham Road through automatic gates that lead to the bungalow and main yard, which is set out in a quadrangle. There is a separate access along the track to the north of the main buildings for heavier vehicles. This has shared access to arable farmland beyond the track.

The Bungalow

Main Yard

The main yard is constructed of breeze block with brick facing, under a concrete pantile roof. The stables and ancillary facilities are set in a quadrangle, with the focal point being a two storey stable and staff room centrally placed.

Stables are 3.6m x 3.74 m in size, with one larger corner stable and all have louvered rear windows and traditional top and bottom doors. There is rubber matting to 15 stables with the larger 4.8 x 4.8 m central stable being equipped with a solarium and shower area.

Yard Facilities

Facilities include office, WC, laundry Room, rug room and secure tack room (3.74m x 5.4m) with timber saddle trees and cupboards.

American Barn (12m x 30.5m)

The general purpose portal frame barn is constructed of block work to 2.4 m with brick facing and Yorkshire boarding.

The roof cladding is of cement fibre with 6 roof lights to each side of the barn and sliding door to the south gable end of the building.

The interior consists of 7 loose boxes demountable partitions and a central passage, these on a concrete floor. The box fronts have a swivel manger, and are all 4.5m x 4.2m in size. The barn is divided into a further section used for machinery and other storage.

There are 6 further loose boxes under a lean-to roof extension adjacent to the side entrance. These are 3.6m x 4.3m and are on a concrete floor with sliding doors and swivel mangers to the front of the stables.

Manure Bunker

There is a block work manure bunker (11.8m x 6m) adjacent to the barn which has a concrete floor and is 2.4m high.

Horse walker

A covered five horse walker (Claydon) is situated close to the main yard with tarmac access.

Manege

A recently constructed 60 x 30 m manege is located to the south of the main yard, this a Charles Britton construction and the wax surface is from Andrews Bowen. This has a mirror at the south end of the arena with a judging box. The manege is surrounded by timber fencing and kicking rail.

Lunging Ring

A new high boarded lunging ring with all weather surface is located near to the main buildings.

Parking area

To the rear of the American Barn there is a large tarmacadam area for horse boxes and cars.

Land

The total area of the property is land consists of 36.4 acres, with larger post and rail paddocks currently sub divided into permanent areas of semi-permanent electric fencing. There is a footpath over part of the land as notated on the plan.

The land is free draining, being East Anglian Chalk, and is shown to be Grade 2/3 on the Agricultural Land Classification Map.
