The property is offered with a SHARE OF FREEHOLD and is positioned on the top floor of a grand period building on the highly acclaimed Sydenham Park. With a mixture of ornate period buildings, the road is aesthetically attractive.
Rarely do we find a property that offers TWO DOUBLE BEDROOMS at this price point. Combine that with the loft access via a built-in loft ladder, the property has some very desirable features.
The loft space is high enough to stand in (depending on how tall you are) and therefore a great ancillary space to the flat itself which many buyers will find extremely useful.
Located approximately half a mile to Forest Hill town centre, the property is well positioned for buyers who require transport and easy access to local recreation and shopping.
There are many features of this property which can be seen in all the images, however some of the features which struck us on entering the property included:
• Exposed wooden floorboards in lounge
Access to a boarded-out loft space many people can stand up in via a built in loft ladder
• Access to a garden – One of the most valuable features to many buyers these days
• Exposed brick feature wall - A popular interior design feature
• Semi open plan living area
Alongside all the great features of the flat, the location, is very sought after for several reasons:
1. ACCESS TO TRANSPORT. Approximately 0.5 mile away you will find both Forest Hill and Sydenham stations. These two stations offer some of the following travel times to central London:
London Bridge in approximately 15 minutes (change for Northern Line)
Canada Water in approximately 12 minutes (change for Jubilee line)
London Victoria in approximately 40 minutes
Canary Wharf in approximately 24 minutes
Alongside the train links you will find a number of bus routes from approximately on the south circular which includes routes 122 and 185 to Crystal Palace and Victoria to name a few.
2. ACCESS TO AMENITIES. Approximately 0.3 mile from the property you will find a Tesco express and a selection of other shops. In forest Hill town centre, you will find a large Sainsburys, Boots, Superdrug alongside many other boutique shops and conveniences. The selection of cafes and gastro pubs locally is always good. Dulwich and the popular Lordship Lane and Dulwich Village are a bus ride away as is Peckham which are all well known locally for great eating, shopping and social life.
3. SHOPPING, DINING OUT AND RECREATION. In recent years this location has become increasingly popular for recreation given its proximity to all Forest Hill has to offer. The well-known Sydenham Hill woods are located approximately 0.8 miles away where you will always find many walkers and locals enjoying the outdoors. The Sydenham and Dulwich Golf course is located next to the wood. The extremely popular Horniman Museum and gardens are located just a little further down from the woods and is now particularly popular for its farmers market and regular events (music at the bandstand in summer being one of them). Sydenham Wells Park and Mayow Park are two other well regarded local green spaces and you will also find a nature reserve and the very highly acclaimed Crystal Palace Park all approximately 1 mile and less away from the property.
Some of our favourite local eateries span across both Forest Hill, Honor Oak and Sydenham and include Mama Dough and Bona (sour dough pizza restaurants), Canvas and Cream (great local cafe´ serving a selection of cakes, food and drink. They also host some art exhibitions) and the award-winning Babur Indian restaurant.
Off the high street in the town centre you'll find Forest Hill pools and library both of which have undergone refurbishment.
Forest Hill pools is known for its swimming pool facilities but is also a local leisure centre with a gym and fitness classes.
4. SCHOOLS. One of the most highly acclaimed schools on South East London is Elliott Bank. This school is not only OFSTED rated outstanding, it’s also rated in OFSTED’s top 10%. This school is found locally and there are several highly regarded schools across Forest Hill and Sydenham which offers buyers confidence in the area they are buying in.
SHARE OF FREEHOLD
As you will also own a share of the freehold when you buy this property, you and the other owners will self-manage the building via a ltd company that is already in place. Costs such as building insurance, the gardener and other general maintenance around the building are paid from this fund. In our opinion this set up offers the property owners more control over how the building is maintained and managed. It also give you more control over the associated costs which is unlikely to be the case when a third party is the freeholder or a management agent is in place.

Broadband availability and predicted speed

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
