Further details from the sole agents.
General Comments - An excellent opportunity to purchase a plot for development in a very convenient location close to Chiverton, Blackwater, Truro and the north Cornish coast. The plot extends to approximately 0.2 of an acre so it is much larger than the majority of building plots sold recently which are often small garden plots with little outside space. The property has been in the same family ownership for over thirty seven years and therefor presents a very rare opportunity. This plot has plenty of scope for a spacious detached dwelling with generous garden and space for a garage and driveway parking.
The plot forms part of Four Burrow Farmhouse where a residential caravan has been used for over ten years and therefore Cornwall Council has given a certificate of lawfulness whereby the caravan is immune from enforcement action and is lawful. This allows prospective purchasers to apply for planning permission for a brand new dwelling. Whilst prospective purchasers will need to make their own enquiries it presents an exciting opportunity to create their own home. It is believed that services are close by and again purchasers need to satisfy themselves of this, the plot is predominantly level and enclosed on three sides. It is likely that a four bedroom detached property will be built on the plot as there is ample space for this subject to planning permission.
The plot is located along the A30 trunk road but it must be noted that this road is moving further away to the rear (North) of the property and construction is already underway for this. Any road noise will be greatly reduced once this has been completed.
Location - The nearest village is Blackwater which is situated approximately six miles to the west of Truro, three miles from St. Agnes and the North Cornish Coast. The plot is adjacent to the main A30 trunk road for quick commuting throughout the county and further afield. Blackwater has a good range of day to day facilities including post office and general stores, public house, garage and primary school. The city of Truro has a wider range of day to day facilities including banks, building societies, shops, schools, public houses and a main line rail station.
Planning - Planning Reference Number PA19/05912 dated 5th March 2020
Certificate of Lawfulness for Proposed Use or Development
CORNWALL COUNCIL, being the Local Planning Authority, HEREBY CERTIFIES that on 9 July 2019 the use or works described in the First Schedule attached hereto in respect of the land specified in the Second Schedule attached hereto and edged red on the submitted plan was lawful within the meaning of Section 192 of the Town and Country Planning Act 1990 (as amended), for the following reason:
Based on the evidence submitted in support of the application and having regard to other information available to the Authority, it is considered that the applicant has discharged their onus of proof to demonstrate that, on the balance of probability, the land as outlined in red on the location plan received 05.03.2020 has been used for the siting of a residential caravan and associated curtilage for the purposes of independent residential use in excess of 10 years preceding the date of this submission. This use of the land as domestic curtilage and the residential use of the caravan is considered to be immune from enforcement action in accordance with Section 171 B (2) of the Town and Country Planning Act 1990 (as amended) and are thereby lawful.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
