PLANNING:
The site forms part of an overall planning consent and the remaining land benefits from detailed planning consent for 88 units under the planning reference 06/02451/FUL for the 'Erection of 115 dwellinghouses (inclusive of 29 housing association units), formation of access road, footpaths and associated works (this was later amended to 117 units see enclosed consents). The affordable housing element of the original consent has been built and therefore the consent was implemented and this is an extant consent for the delivery of 88 private units.

The remaining 4 units were granted consent under planning reference 15/01144/FLL for the 'Erection of 4 No dwellinghouses'. This consent was not implemented and as such will have lapsed, however, the previous consent may still be extant.

SERVICES:
We understand the site is serviced by Mains Water, Mains Electricity, Mains Gas and Telephone. Surface water is drained to a SUDS basin to the South East of the site with foul water into a pumping station at the south of Skye Crescent. The pumping station has not yet been adopted and may require to be upgraded.

TECHNICAL INFORMATION:
A detailed technical information pack has been compiled including historic Site Investigations, Title plans and copies of the approved planning consent. Parties will be required to register their interest in order to receive copies of the technical information.
