LOCATION
The land is situated on Swinefleet Common and is approached by taking the A161 from Goole towards Swinefleet. Immediately after crossing the Clough Bridge turn immediately right onto Quay Lane, continue for 2 miles and at the T-Junction turn left where the land will be found after 0.5 miles on the left at the junction of Reading Gate and Crossmoor Bank and is as edged and hatched green on the attached reference plan and identified by one of our distinctive For Sale Boards on the roadside.
 

THE LAND This consists of a single field by Field No. SE7718-5770 having a gross area of 12.41 hectares (30.66acres) and a nett arable area of 12.38 hectares (30.59 acres).

NITRATE VULNERABLE ZONE The land is situated in a nitrate vulnerable zone and details of all tillages applied are available upon request.

 

ENVIRONMENTAL STEWARDSHIP None of the land to be sold has been included within any Environmental Stewardship Schemes.
 

OUTGOINGS Drainage Rates in respect of Lot 1 are payable to the Goole Fields Internal Drainage Board and for Lot 2 to the Swinefleet and Reedness Internal Drainage Board and have been paid up to the 31 March 2021 by the Sellers.

SPORTING RIGHTS All Sporting Rights are in hand and will pass to the respective Purchasers upon completion.
 

CROPPING LICENCES The Sellers have entered into a Cropping Licence Agreement with Elveden Farms Ltd in respect of growing 21 acres of potatoes in Field No. SE7518-5368 until the 31st October 2021 (full details of which are available from the Selling Agents). The Licence fee shall be payable to the Purchasers as to 50% on the 1st April 2021 and 50% on the 1st October 2021.
 

TENANT RIGHT In addition to the purchase price a Purchaser will pay a Tenant Right payment in respect of the growing crops of Cereal and Oil Seed Rape in the land.The Sellers will continue to manage the crops up until completion applying any sprays or fertilisers necessary.

Prior to completion the Sellers' Land Agents shall calculate the amount of Tenant Right payable in respect of each Lot which shall be calculated by using the CAAV Costings 2020 together with the invoiced cost of all seeds sprays and tillages and with an allowance for enhancement to reflect the condition of the growing crop and such sum shall be payable together with the completion monies.

The Purchaser shall have no right to claim for any dilapidation or deductions in respect of the land or growing crops.

 

RIGHT OF WAY There is a vehicular right of way over part of the access road to Lot 1 from the A161 to Ashtree Farm for the benefit of the owners of Ashtree Farm together with the benefit of a right to lay and maintain service pipes and cables along the edge of the a
djoining fields SE7621-1323 and SE7620-1097.

The land is sold subject to all rights, rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligation, easements, quasi-easements and all existing and proposed way leaves and masts, pylons, stays, cables, drains and water, gas and other pipes whether referred to in these particulars or not.

EXCHANGE OF CONTRACTS AND COMPLETION Exchange of Contracts for each Lot shall be within 21 days of acceptance of aTender with legal completion on or before 31st March 2021.

Vacant Possession of all Lots will be given upon completion with the exception of 21 acres of Field No. SE7518-5368 in Lot 1 which has been let for potatoes, possession of this field will be given on the 31st October 2021 or after the lifting of the potato crop whichever is the earlier.
