Contemporary design, a sunny south westerly orientation and only the finest quality materials come together to create this immaculate four-bedroom townhouse. Its deceptively spacious and versatile layout is ideal for both entertaining and family time, and it has both a patio to the front and a garden to the rear, plus a balcony which enjoys far reaching views across the city to the sea. Having been fully renovated throughout just four-years ago, it will stand the test of time for years to come, and the excellent finish in every room will suit all styles of furnishing. It also benefits from a parking space and a garage and is incredibly quiet for somewhere so central.

Perfectly positioned close to Dyke Road, you have easy access to the social centres of both Brighton and Hove, plus the transport links are excellent with Brighton Station an easy stroll away. The local schools are amongst the best in the city from Infants through to Sixth Form, and all are within easy walking distance. With so many attractive features, this stunning home is sure to be coveted by many.

Why you’ll like it:

You’d be forgiven for not knowing this sweet mews even exists as it sits just tucked away where Dyke Road meets Highcroft Villas. This is where the Brighton border meets Hove at the brow of the hill, so from the upper floors, the views are glorious as they take you over the rooftops of the city to the coast as it curves round to meet Worthing in the west.

Hugely attractive on the approach, the mews has electric gates and border walls with well-tended planting surrounding the parking bays. There are six houses on the mews which adds to its sense of privacy, and each has a private garage.

Stepping inside, it is clear the house has been expertly maintained as every surface is immaculate with cohesion in the décor running throughout the property in shades of calico cream. It feels more spacious than expected with high ceilings and wooden floors, plus there is a cloakroom and WC to the right as you enter – essentials in any shared space.

First to the left, the kitchen dining room has been well-designed with a breakfast/drinks bar and plenty of storage at both base and wall levels. Cream cabinetry has been paired with solid oak worktops to echo the floors, and within them, the dishwasher, Neff ovens, gas hob, extractor and American fridge freezer have been seamlessly integrated, leaving space and plumbing for a washing machine. French doors lead out to the front patio on the mews, so you can sit out with your morning coffee in the sunshine, or simply keep the doors open during summer to let the breeze in.

Next door, the living room is a fantastic size with ample space for formal dining, relaxation and entertaining. With soft carpet underfoot, this room feels sumptuous and cosy for winter, while in summer, you can spill outside via another set of French doors to the garden and patio area for alfresco dining. Throughout the house, the windows are double glazed, and all have built-in blinds.

Outside, the garden faces south west so it receives a wonderful amount of sunshine throughout the day. It has clean lines with modern fencing and an area of green lawn, plus a garden shed has been tucked away at the far end for storing garden furniture and tools. It does not feel overlooked and there is scope for further landscaping should you choose to.

Upstairs, the master bedroom has pride of place spanning the southerly wall with a further set of French doors opening to the balcony. This has glass balustrades so as not to disrupt the view which only improves the further up the house you go. The en suite bathroom has sandy wall and floor tiles and a generous walk-in rainfall shower, plus a tall heated rail for your towels. Bedroom four is also on this floor, and while it is currently dressed as a lounge room, it is a double.

Bedrooms two and three are on the top floor along with the main bathroom which is almost identical to the en suite below it. Both rooms are generous in size with glorious views and high ceilings, and the two largest bedrooms have walls of built-in wardrobes, so storage is not an issue here. Hugely versatile, these rooms work perfectly as bedrooms, but also as comfortable home offices depending on need.

There is also a deep linen cupboard which houses the eco, pressurised water heating system which works as a closed system with the Worcester boiler.

Agent’s thoughts:

This home offers the perfect balance between luxury living and home comforts. It also sits centrally to the city, so you get the best of both worlds with the quintessential Brighton & Hove lifestyle on your doorstep, and the countryside just 10-minutes up the road too.

Owner’s secret

“The property has been in my family since it was built, but I chose to completely renovate it four-years ago when I moved in. It is a really comfortable home as it is spacious enough to entertain while also feeling homely. I was surprised how quiet it is for somewhere so close to Seven Dials, and it feels wonderfully secure. The location is brilliant as you can walk everywhere – with the beach in one direction, the city centre in the other and the South Downs are at the top of Dyke Road – making it a great house for families too. ”

Where it is:

Shops: Tesco Express 30 sec walk, city centre 10 min walk

Train Station: Brighton Station 10-12 min walk

Seafront or Park: Dyke Road Park 2 min walk, Seafront 12 min walk

Closest Schools:

Primary: Stanford Infants and Junior Schools

Secondary: Varndean or Dorothy Stringer, Cardinal Newman RC

Private: Brighton College, Brighton Girls GDST, Windlesham Prep

This unique home is beautifully situated at the heart of the city where there are innumerable shops, cafes, and restaurants to explore. There’s a local community vibe and theatres, bars and music venues abound. Hove Lawns and the beach are an easy walk, as are the green spaces of Dyke Road Park and Hove Park which have tennis courts, a café and hosts events during the arts festivals. This central location is also extremely convenient for access to both mainline Stations, each with fast links to the Gatwick and London and the A23/A27 are also easy to reach.
