Description
Poulton Well was built in the 1960s and is deceptive in that it offers about 3,000 square feet of living space. The number of rooms makes it versatile in that the five bedrooms could have different uses, either as studies or for easy conversion into a self-contained annexe. The ground floor rooms are approached off a very generous reception hall. Doors lead into the dining room and the very comfortable drawing room having a fireplace and sliding patio doors into the garden.
The kitchen is to the rear of the property and leads into a separate breakfast area with outside access. Also on the ground floor are two interconnecting bedrooms together with a shower room and a bathroom. On the first floor is a wide galleried landing providing plenty of space for a study area. All three bedrooms have en suite facilities and the master suite has dual aspect windows with delightful views. There is ample storage space throughout and the oil fired heating is complemented by double glazed windows.
Outside there is a gravelled parking area part of which fronts the double garage. The easily managed garden is found principally to the side and rear of the house, mainly laid to lawn and including paved terraces.
Location
The property is situated in the heart of Ewen, a highly regarded Cotswold village with the infant River Thames flowing through it and lots of social activities. The village supports a well known pub, The Wild Duck (presently undergoing refurbishment), whilst further essential facilities are found in nearby Kemble. These include a general stores/post office, Parish Church, village hall.pub and a primary school (rated good by Ofsted). The lovely ancient town of Cirencester is the nearest market town (about 3.5 miles) and provides an excellent range of boutiques, shops, services and amenities. In addition to the two superstores (Waitrose and Tesco) there is also a hospital, leisure centre and tennis and rugby club for all ages. Other local sporting opportunities include sailing and fishing at the Cotswold Water Park, boating on the river Thames, gliding at Aston Down and 18 hole golf courses at Cirencester, Minchinhampton and South Cerney.
Communications are first class with there being a regular rail service from Kemble to London Paddington, taking approximately 70 minutes. The A419 from Cirencester provides direct access to both the M4 and M5, whilst the Fosse Way links the area to the East Midlands.
Square Footage: 2,797 sq ft
Directions
From Cirencester take the A429 Malmesbury road and after about a mile from the junction with the A435 Tetbury/Bath road, turn left signposted to Ewen. On entering the village bear right at the T junction and right again at the next junction. The property will be seen after a short distance on the right hand side.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
