DESCRIPTION:
Mercer Farm Barn is a traditional timber framed Kentish barn with the benefit of Full Planning Permission and Listed Building Consent to convert to form a characterful home of around 3,144 square feet, together with a one bed residential annexe and garage on the edge of the village of Stowting.

The property comprises a traditional collection of Kentish farm buildings around a central farmyard which adjoin Stowting Hill to the front, and open farmland to the rear.

Mercer Farm Barn itself is a Grade II listed timber framed barn of late 16th or early 17th century origins, with weatherboarded elevations on a brick plinth. Internally the barn retains a traditional oak frame with Jowled posts and a central porch with lean to canopy on the southern elevation.

Attached to the southern side of the barn is a single storey stable building of brick elevations under a clay tiled roof. The consented scheme allows for the restoration and conversion of the barn in a traditional vernacular style to form on the ground floor a garden room, living room, vaulted dining hall, breakfast room, guest bedroom area with shower room, kitchen, utility and boot room. On the first floor the scheme provides for a galleried landing, further two bedrooms, and en suite shower room.

At the rear of the site is a dilapidated single storey brick building which will be converted to form a one bedroom annexe suitable either for ancillary accommodation or home working. The open fronted pole barn has consent to be altered to form a garage with electric vehicle charging point and store.

SERVICES: New electricity and water connections will be required for the property. Purchasers should rely on their enquiries as to availability of services and cost of connection. A historic well is located to the south of the stable. There is an existing overhead electricity supply to the barn that requires installation of a separate meter.
