Property description & features

  • Tenure: Leasehold
Guide Price £400,000 - £450,000

Stylish two double bedroom split level apartment that flows beautifully across the top floors of this attractive Victorian property.

Sash windows and period feature fireplaces are worthy of note along with being presented in excellent decorative order.

Homes in these roads always prove popular with the choice of stations nearby - Brockley Overground 500 metres one way and Crofton Park station a similar distance the other, with the swift links up to Kings Cross & St Pancras Int’l.

“What the Seller Says”

Having spent some very happy years living here, if there was one word to describe this flat, it’s “homely”. Cosy in Winter and light and airy in Summer, the flat still has all of its original charm, with Victorian features including two lovely fireplaces and large sash windows in the living room.

In my view the location is also what makes this place so great. I grew up in Brockley and it’s been lovely to see it develop over the years, with local cocktail bars, great places to eat, and even a brewery popping up. It’s also five minutes from the station and some of the best coffee shops in South London. Despite being only eight minutes from London Bridge on the train, there is an abundance of green space and Hilly Fields, which is a short nip across the road, is perfect for picnics and drinks in the Summer.

But the best thing about Brockley is the local feel and the real sense of community. You don’t have to live here for long to get to know familiar faces and the people that live and work here. And that’s why, as we look for our family home, my Wife and I are firmly set in staying in the area - it’s got everything you need, whether you’re just starting out here or have lived here for years. I hope whoever is lucky enough to live in this flat enjoys it and Brockley as much as I have.”

Places of interest

Following great success in neighbouring areas it made sense opening an office in Brockley. We advertise our properties across all of our offices and this will really benefit any vendor or landlord in the Brockley area. Having an office literally a 'stones throw' from Brockley Overground train station will really attract commuters.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
