WHAT THE OWNERS SAY We love it here – we have always needed 24-hour access for our business, so the location has been great. We are in the country yet can reach the Dartford Tunnel or Southend in 20 minutes and be in the East End of London in well under an hour. The parties we have had in our home pub 'The Doghouse' have been such fun and the wood burner just completes a cosy evening at the bar.
HISTORY & BACKGROUND This wonderful three-bedroom detached bungalow is set well back from its country lane position, within grounds extending to 0.44 of an acre. The main accommodation contains up to three bedrooms, a family bathroom with separate shower, a dining room, a spacious open plan sitting room with a log burner and most attractive solid oak reclaimed flooring plus a country kitchen with a traditional AGA oven.
The plot and modern outbuildings offer great, versatile benefits. One detached outbuilding provides a guest suite and interconnecting access to 'The Doghouse' – a fabulous Lounge Bar with wood burning stove for home entertaining. There's even a bar with draft ale on tap! The second substantial outbuilding measures approximately 1000 sq. ft serving as a workshop/store with double ended commercial quality, automatic roller shutter doors. This building provides space for vehicles, as well as storage with a plumbed w.c. and kitchenette area Other outbuildings include a summer house and additional storage.
SETTING & LOCATION Little Warley Hall Lane is situated about 3.5 miles to the south of Brentwood. The lane leads out from the much sought-after village of Little Warley and connects onto the Southend bound carriageway of A127 - a short distance from other major road links including the M25. The area is otherwise largely rural with the most picturesque surrounding countryside and around one mile from Warley Park Golf Club, The Greyhound Pub/Restaurant on Warley Common, which is adjacent to Thorndon Country Park for miles of walks, cycle tracks and bridleways. Along the A127 is the convenience of an Esso station nearby for fuel and daily provisions, as well as other chain outlets and garden centres.
The property is set well back from the lane with an automatic entrance gate and screened frontage. The buildings are central on its 0.44-acre plot allowing for extensive parking to the front, complemented by lawns. The outbuildings are conveniently positioned to one side. These offer wide versatility in their permissible uses ranging from leisure/guest use to a large modern workshop for storage, to run a small permissible business or for hobby uses, car storage or restoration etc.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
