Middle Pavilion is an excellent and productive middle Tweed beat. Once a part of the more extensive Pavilion fishings, it takes its name from Brighton Pavilion, the construction of which was closely associated with historic ownership. These include Sir John Somerville and Sir Walter Scott, when the fishing was known as the West Houses Beat. This part of the river was fished extensively by William Scrope (author of “Days and Nights of Salmon Fishing in the River Tweed”).

The Fishing: The Middle Pavilion fishing is classic fly water, accessible to anglers of all ages and experience, with relatively easy wading. The privacy and double bank element of this enviable and productive beat creates the exclusivity of this opportunity. The lower part of the beat is deeper, where there is a traditional Tweed boat. Much of the river can be fished from either bank. The left bank allows especially easy casting.

Recently, the fishing has been managed in-hand by the owners with a full-time ghillie, and has been relatively under-fished, which is reflected in the recent catch records. It is now being made available to rent for the first time in many years.
There are 8 named pools which offer a variety of quality fly water, although spinning is practised in high water.

There is a fishing hut which can be fitted out by the tenant and provides all the usual facilities.

Extent of Fishing: Approximately 1 mile double bank fishing, upstream and downstream of the Lowood Bridge.

Pavilion Cottage: Pavilion Cottage may be made available to the tenant by separate negotiation. It is a charming cottage set back off the road in a pretty and enviable position overlooking Megs Pool at the top end of the beat and with a fabulous view of the Lowood Bridge. It has 3 bedrooms, 1 bathroom and 1 reception room. The cottage is well presented and has been recently modernised. It has an easily maintained garden.

Access: There is vehicular access on a good track to the fishing hut which is only a short distance off the B6360 Gattonside to Galashiels Road. All the fishing is easily accessible on foot from the fishing hut.

Catch Returns: The 10 year average 2010 to 2019 is 113 salmon and grilse, and 20 sea trout. At the time of preparation of these particulars in early November 2020, 43 salmon and grilse, and 17 sea trout, have been caught.

Lease Terms: The fishing is available on the following terms:-

• Term: 5 years from 1 February 2021
• Guide Rent: Payable quarterly in advance. Escalating rent from £15,000pa in 1st year to cap of £30,000pa in final year, to be agreed. The Pavilion Cottage attracts an additional rent of £9,000pa.
• Deposit: To be agreed
• Right to fish up to 3 rods
• Right to use fishing hut and boat (to be operated by a competent ghillie)
• Tenant to pay levy (2020 approximately £5,500)
• Tenant to maintain hut, boats and banks, and keep tidy
• Tenant to insure against damage to property and any injury to staff or guests
• Tenant to employ the services of a competent ghillie throughout the season, full-time from 1 April to 30 November in each year (ghillie to be approved by the owner)
