Unrivalled Views Across Budle Bay Towards Holy Island
Master Bedroom With Ensuite Bathroom • 2 Further Bedrooms • Open Plan Living/Dining/Kitchen Area • Private Parking • Grade II Listed
The Property
Bayview has possibly one of the best views from the renowned heritage coastline of Northumberland across Budle Bay towards Holy Island.
Three distinct buildings form the former Norman grain mill (The Maltings, The Kiln and The Mill) and these have been renovated to a high standard to provide this quite unique coastal gem. Situated on the second floor of the The Maltings, this apartment has been designed with the views and natural light in mind and consequently there are stunning views from the sitting room and master bedroom. Accommodation comprises, large open plan sitting, dining and well designed kitchen (with fridge , oven, hob, extractor, dishwasher and washer/dryer) . There are 2 generously sized double bedrooms both with fitted wardrobes, a master bedroom with fitted wardrobe and en suite bathroom and a family bathroom with shower over bath. There is a good storage cupboard in the hallway and the property is exceptionally well presented.
There are no applicable restrictive covenants in terms of holiday letting so the apartment is an attractive proposition for permanent living, a second home or an investment property. The property is currently being used as a second home and a successful holiday let. Indeed, the attractions of the region (wildlife, water sports, walking, culture and religion) are all easily accessible from Waren Mill and the hamlet is a popular choice for visitors.

Waren Mill has a rich history and was once an important port although through time the coastline and estuary have changed, and no evidence of the port now remains. Locally there are beautiful and unspoilt stretches of golden sand and the immediate area is a haven for wildlife. Bird watching is especially fascinating with Budle Bay (a designated site of Special Scientific Interest) being home to a huge variety of sea birds and a host of regular visitors come to spot the quite remarkable bird life which continues the whole year round.
Waren Mill is just 3 miles from the popular and historic village of Bamburgh with its much photographed castle and quaint selection of eateries, shops and pubs. A further mile beyond is the bustling village of Seahouses with more comprehensive amenities and its busy working harbour. Probably the best known town in North Northumberland is Alnwick around half an hour’s drive away. Alnwick is the seat of the Duke of Northumberland and is home to the famous Alnwick Castle and The Alnwick Gardens – both of which continue to be the backbone of the town’s popularity.
There are mainline train stations 18 miles north at Berwick-upon-Tweed and 20 miles south at Alnmouth and with the A1 just 2.5 miles distant, communication links are excellent.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
