Situated beside Lagavulin Distillery, adjacent to the public road leading from Port Ellen towards Ardbeg, Tigh-na-Suil is a substantial traditional house which enjoys an outlook towards Lagavulin Bay.  The house was a distillery property until 1974 but has been in private ownership since then.  It is a white-washed rendered property and while it is attached to adjacent properties Numbers 7 and 8 Distillery Cottages, the overall impression is of a detached property.

The original property has been altered and extended in the late 1980s by provision of a kitchen extension, erection of a conservatory at the front, and installation of en-suite shower-rooms for all 3 bedrooms.  The house is fully double-glazed and has oil-fired central heating.  Hot water is also provided by an electric immersion heater and by a back boiler behind a wood burner in the lounge.

Tigh-na-Suil is marketed as a private dwelling providing good family accommodation, though it could readily be used as a modest Bed & Breakfast operation, with en-suite bedrooms and extensive parking on site.  The house has in fact been used successfully for B&B for some 25 years.

LOCATION:

The extent and position of Tigh-na-Suil, which includes grounds containing a variety of workshops and outbuildings, is indicated outlined in red on the appended plan.  The property sits on the right-hand (south) side of the A846 road heading towards Ardbeg, to the east side of the Lagavulin Distillery.  Port Ellen, just under 3 miles to the west, has the ferry terminal, a range of shopping and hotel facilities and a primary school.  Secondary education is continued at Islay High School in Bowmore.

Large double room to the front (west facing) with wardrobe storage cupboard and further overhead storage; en-suite shower-room is internal with mechanical extraction, and contains corner shower cabinet, w.c. and wash-hand basin.

Landing:

Velux roof light to rear; cupboards housing hot and cold water tanks.

Office/Box Room:

To the front, with Velux roof light and large storage cupboard.

Bedroom 2:

Large double bedroom on north side of the house, with pleasant westerly outlook over the garden area towards the Distillery; ceiling is slightly coombed; two good wardrobe cupboards; en-suite shower room off (internal with mechanical extraction) containing corner shower unit, w.c., wash hand basin and heated towel rail.

Bedroom 3:

EXTERNAL

Tigh-na-Suil has two direct vehicle entries from the public road.  The main entry, beside the house, leads on to the gravel driveway and a good parking area with adequate space for four cars.  There are two lawn areas to the west of the parking area and to the south of the house and there is a further large raised rockery, with super views over Lagavulin Bay from the top of the garden.  It should be noted that a small timber craft shed is excluded and will be removed by the seller.

A variety of outbuildings and workshops are, however, included with the property.  These include a large garage and separate substantial workshop, both with power connected, as well as a polytunnel, wood store, greenhouse and further timber shed.  Also included is a large private plot, with second vehicle entry from the public road, to the west of the house, with two further large garages and a 31’ static caravan, with electricity, water and plumbing installed. Subject to appropriate consents and enquiries, there could be significant potential to develop the plot by bringing in a holiday lodge or even building a small house.  The possibilities are up to the purchaser’s imagination.

Also included is a separate bothy which is a traditional outbuilding, currently used for storage, with further shower-room, toilet and wash-hand basin included.
