The staircase has a lovely stain glassed window at half landing and provides access to the bedrooms and family bathroom. The principal bedroom benefits from a large ensuite bathroom and overlooks the river and side of the property. Additionally there are two further large bedrooms and whilst bedroom 4 is smaller it has flexibility of use for a bedroom or larger office, this room has a door into the principal bedroom and is currently used as a large dressing room.

The property benefits from original features and also benefits from UPVC sealed double glazed windows in addition to the timber sash single glazed windows. There is also a lovely a timber and glazed roof light and a timber casement double glazed window on the stair landing.

St. Mungo House is south of Lockerbie and north of Dalton, the house enjoys an enviable location elevated from the banks of the river Annan.

St. Mungo House sits on the West side of the parish of St. Mungo, on the Banks of the River Annan adjoining the Old St. Mungo Parish Church Yard. It lies about 1 1/2 miles from Kettleholm Bridge.

The nearby St. Mungo village takes its name from the parish Church which was dedicated to St. Mungo about the 12th. Century. The old Church now in ruins, neighbours St. Mungo House. There is a New Church recently erected about the Centre of the village.

Lockerbie is the nearest larger town to St. Mungo, a thriving market town with national road and rail networks, making it ideally situated for access both north & south. The town has several shops and is well served with facilities including both primary and secondary schools, a popular 18 hole golf course, ice rink and a range of country pursuits close by.

The area is excellently placed for rail links with Edinburgh and Glasgow, being served by the mainline railway station in Lockerbie whilst London Euston can be reached in about 3.2 hours from Carlisle. The airports at Edinburgh, Glasgow and Newcastle are all about 1.5 hours drive. Cairnryan in the west of Dumfries and Galloway has a ferry terminal to Northern Ireland and Belfast.

A St Mungo House sign welcomes your arrival at the start of the driveway which sweeps round towards the house. The property includes a wooded area at either side of the drive where on one side sits the additional garage, workshop and stables.

The garden surrounds the property with a lawn to the front, sides and rear. The drive extends in front of the house and to the side leading to the garage. The front lawn is flat then leads down towards the river Annan and the title boundary line includes half of river.

To the sides and rear there are beds with bushes and seasonal plants. To the rear there is a greenhouse with potential for vegetable gardens. Along the side of the rear garden sits the historic wall of the old St. Mungo Parish Church and also a further gated access to the road.
