A unique and immaculately presented four bedroom link-detached property in the heart of Norton St. Philip. High spec finish throughout with a spacious 2,500 Sq.Ft of accommodation. An ideal family home with excellent transport links to both Bath and Frome.

Description
Constructed in 2014 by Bloor Homes, the property is situated within the highly acclaimed Fortescue Fields development which was designed by award-winning architect Robert Adam. Lanston House is a unique property with a double bay dressed Bath stone facade giving it a very striking appearance. You enter through the front door into the entrance hallway which provides access to the kitchen, study/bedroom four, shower room and utility. The kitchen is laid with high quality flagstone flooring and provides an Everhot stove with hand painted Portuguese tiles behind, large kitchen feature with extended breakfast bar with Insinkerator and double Belfast sink, wall and floor units with granite worktop. It opens up onto the dining room to the front aspect with engineered oak flooring. There is a further reception room at this level which could be utilised as a study or fourth bedroom along with a shower room with WC and utility room. To the first floor the owners have situated the 30' dual aspect sitting room and you can see why with the far reaching views across the surrounding countryside. This room provides ample space to relax with log burning stove and engineered oak flooring throughout. There are two large double bedrooms at this level which are serviced by a bathroom with bath, shower and WC. Stairs lead up to the second floor where you find the grand main bedroom suite. Again the bedroom has been designed to take in the glorious far reaching views and has ample space for a super king size bed. You walk through into the ensuite bathroom with large walk-in shower, roll top bath and his and hers hand painted ceramic wash basins. There is also a separate WC and walk-in dressing room with ample storage space. Externally there is a low maintenance rear garden with patio seating area and astro turf lawn with a wooden built summer house. A stone chipped driveway runs along the side aspect of the house to a double car port to the rear.

Property History
The shell of Lanston House was built by Bloor Homes at the same time as the rest of the Fortescue Fields development. When the current owners bought the property there was only one internal wall, no proper staircase and bare breezeblock walls. This gave the current owners the opportunity to design the house to their own specification, taking advantage of the fabulous views that the property enjoys, and to increase the level of finish to match the location and the unique design. The result is a unique 4 bedroom property with a large double aspect sitting room and a fabulous master suite (bedroom, bathroom and dressing room) with extensive views over the old part of the village and the rolling Somerset countryside.
