A few words from the seller….
New painted larch sash windows were added to the two bedrooms in 2016. The flat was reconfigured in 2017 where the back of the property was opened up making use of the original footprint of the rear reception, and historical extension. The bathroom and kitchen were also relocated to make best use of the space. Today, the back of the flat consists of a spacious living area with the kitchen located at the rear of the property. The kitchen has a large picture window and looks out on to the garden that is accessed via the double glazed backdoor. Additional frosted windows flank the exposed brick fireplace, providing a unique feature and additional light. Renovations consisted of new ceilings and insulation to the bathroom, reception and kitchen areas, new three-piece bathroom suite, new kitchen, new windows and new limed Oak flooring and skirting to the hallway, 2nd bedroom, reception area and kitchen. The renovations to the ground floor area at the front of the property have also been carried out by us, these include: restoration and repainting of the architectural mouldings, repairs to the stone window lintel and stone lintel above the front door, a new stone front doorstep and tiling added this year. The neighbours are very pleasant with a mixture of long-standing residents and a number of new residents moving into the area. Again, the residents are a mixture of families and professionals.

The High Road is approximately 3 minutes' walk where you will find many useful shops, amenities and cafes. One of our favourites is the Stone Mini-Market, a convivence store where they have all you might need plus an offering of refill stock, craft beers and wines. Down the High road towards Stratford there a number of great local restaurants, one of our favourites for an occasion is Mora, a small, independent restaurant serving delicious Italian food. Up the high street you will find La Bella Vita (another great Italian restaurant), Petchsayam (good value delicious Thai food) and District Mot (tasty Vietnamese street food). There a number of good cafes including the Wild Goose Bakery and the great local pub, The Red Lion.

The flat is 7 minutes' walk to the edge of the beautiful green area of Bushwood, Wanstead Flats, Hollow Ponds and Wanstead Park. Open green space and Woodland areas great for walking and running. Epping Forest is a 15 minutes cycle up the road with further green space out towards Essex.

We are reluctantly moving but have decided to relocate closer to family. As this is our first property, we would be looking to move to our next home as soon as possible and would consider moving out before finding our next property in order to secure a good sale price.
