Situation

Winser House is situated just on the northern edge of the village which is just below the North Downs and surrounded by stunning countryside, much of which is a special landscape area and designated as an Area of Outstanding Natural Beauty (AONB). The locality is particularly well known for riding, walking and cycling. The village of Wye is just a few miles distant with its shops and services, restaurants, inns, schools, including the Wye Free School, Lady Joanna Thornhill Primary School and Spring Grove Preparatory School. There is also a railway station connecting with both Canterbury and Ashford Stations. The fast growing town of Ashford provides shopping, recreational and sports facilities along with a choice of schools both in the state and independent sectors, 37 minute high speed trains to London St. Pancras are available from the International Station. The M20 motorway on the outskirts of Ashford provides a fast link with the M25, the Port of Dover and the Channel Tunnel. Canterbury is an easy drive via Wye village and the A28 and provides a fuller range of educational & shopping facilities, and period architecture which includes Canterbury Cathedral.

Winser House

The property is now a substantial village house having being built by the sellers family in the late 1970’s and then modernised and remodelled by the sellers within the last 10 years to a high standard which includes ornate cornicing throughout. The house now provides about 4767 sq feet (442.8 sq metres) of accommodation and would suit either a large or a multi-generational family. The entrance hall has a handsome solid oak staircase with attractive marble flooring, whilst the sitting room has a stunning fireplace with ornate Carrera marble surround. There is Carrera marble tiling to the whole of the kitchen/breakfast room space where there is also an Aga and a glass atrium which not only creates additional space but also brings natural light into the room and helps provide some of the excellent views from the property. Beyond the kitchen/breakfast room is a utility room, snug and 2nd Kitchen/Breakfast room which all look out to the rear of the property with the dining room and 2nd sitting room at the front. On the first floor are 6 bedrooms and 4 bathrooms with Matki Showers whilst on the 2nd floor is the main bedroom suite with dressing room, walk in wardrobe & a bathroom that includes a Laufen sink and Matki Shower. The main bedroom affords some fantastic views towards Wye & the North Downs.
Note: The right hand section of the house could easily be separated as a 2 self-contained bedroom annex or let separately with its own front and rear doors, spacious kitchen and a separate staircase to the first floor serving 2 bedrooms and 2 bathrooms.

Gardens

The front garden is principally laid to lawn with a well planted border and trees to the roadside boundary providing privacy and seclusion. The rear garden has a patio to the rear of the house with steps down to a lawn area with shrubs and plants. This lawn leads to a larger lawn area to the rear which is fenced off separately from the paddock to the rear.
* Please note the hot tub on the patio is not included in the sale.

Outside

The tarmac entrance drive leads off The Street though impressive electric gates set on substantial brick pillars with a keycode pedestrian gate to the side. The drive then leads to the front of the house where there is a brick paved section providing parking for a numbers of cars and gives access to the detached Double Garage & Workshop/Store. The drive continues along the side of the house to the rear paddocks and garden areas.

Land & Stables

A stable building at the side of the garden provides 3 stables and a feed/tack room with a lean to barn to the rear. The stables do require some remedial work but have potential to be either replaced or refurbished or, alternatively to be converted to further ancillary accommodation, a holiday let or a substantial home office.
There are 2 good sized paddocks to the rear and side which provide more than adequate grazing for 2 or 3 horse/ponies. The hacking in the area is very good, particularly on the North Downs but there is also enough space for an all-weather riding arena if required.
