Property description & features

  • Tenure: Share of freehold

* Guide Price £375,000 - £400,000 *

A beautifully presented and truly spacious share of freehold split level apartment arranged over two floors boasting accommodation of over 750 Sq Ft.

Set to the top floors of this attractive brick fronted Victorian townhouse, the home has a lovely period feel with sash windows, stripped and polished flooring to the 18’ lounge and stylish decor. The well-planned kitchen is large enough to eat in and is sure to please.

Manor Avenue is renowned for being a beautiful, wide tree-lined location in the heart of the Brockley Conservation Area.

There is a wide array of independent bars, cafes and bistros nearby along with the ever popular Brockley Market at the weekend.

One bedroom apartments of this size are not the norm so your earliest attention to view is highly recommended.

'What The Seller Says'

"After viewing many, many flats when looking for my first property purchase, I fell in love with this one immediately: as soon as I walked onto the beautiful, tree-lined road, I was excited and the flat didn’t disappoint either - by far the best one I’d seen on my property search.

One of the first things I fell in love with was how light the space is - being on the top floor certainly has its advantages - light streams in throughout the flat all year round. The kitchen (which was a bedroom in the flat’s previous life as a 2-bed) looks out onto the back gardens and looking out of the window, it feels like you are in the treetops accompanied by birdsong and squirrels playing - a lovely place to sit and eat breakfast in the morning.

The bedroom is huge and again, lovely and light. Eaves space on either side of the room is great for storage. The split level makes it feel more like a house than a flat. It is warm and quiet and you will have lovely neighbours on all sides.

Since moving in, I’ve put in a new kitchen, bathroom, bedroom carpet, boiler and fuse box as well as some other cosmetic additions. The communal hallway has also been redecorated and now that we have purchased the freehold with the other leaseholders, there is more scope to make improvements such as a bike shed in the front garden for example. The owners of the other flats in the house are really cooperative, friendly and willing.

I will be so sad to say goodbye to this place but now married and mum of a 1-year old, it’s time to move on. I hope the next occupant/s are as happy as we’ve been."

We advertise our properties across all of our offices and this will really benefit any vendor or landlord in the Brockley area. Having an office literally a 'stones throw' from Brockley Overground train station will really attract commuters.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
