Grays Farm provides around 227 acres of arable land, 54 acres of mixed woodland and 15 acres of grassland set within rolling countryside.
Situation:
The majority of the property is situated to the north and east of Wethersfield, with a small area lying to the west of the village.
The land benefits from a number of access points from either Hudson's Hill, to the east, or the B1053 to the west. Internal access is via a series of established grass tracks.
The Property:
The farm extends to approximately 296 acres, of which 227 acres is arable land divided into 10 fields. At the centre of the holding lies Poor Park, which extends to 69.5 acres, including 54.5 acres of mixed woodland and 15 acres of grassland.
The land is predominantly Grade 2, with some areas of Grade 3 to the west of the village. The soil type varies across the property, ranging from lighter loamy soils in the west to heavier clayey soils on the higher land through the centre and east of the farm. All are suitable for winter cereals and arable cropping.
We are advised that recent cropping has included a traditional rotation incorporating wheat, beans and barley.
Basic Payment Scheme:
The land is registered under the Basic Payment Scheme (BPS), with the Entitlements being owned by the Vendor. The Vendor will make reasonable efforts to transfer the relevant number of Entitlements to the Purchaser after completion, subject to transfer rules and timing.
Occupation:
The property is offered with vacant possession on completion.
In addition to the purchase price, the Purchaser will pay for all growing crops, seeds, fertiliser, sprays and cultivations as incurred up to the date of completion. Such costs are to be assessed by the Vendor's agent.

Lot 1:
Lot 1 consists of 186.7 acres of arable land extending from Wethersfield Airfield, around Poor Park, and down to the village.
The gently sloping landscape is split into nine fields. Soil types vary from the heavier land in the north and east to lighter land to the west of the village.
The Lot benefits from various access points off the public highway, with established grass tracks providing further access internally.
Buyers are advised that a right of way will be granted over the track immediately to the east of the village (off Hudson's Hill) for the benefit of Lot 2.
Please note that an area to the south of School Field is owned by Essex County Council and is excluded from the sale. The boundaries are open, with the current owners having rented this land from the Council.
Lot 2:
Lot 2 extends to 69.46 acres, including 54.58 acres of woodland and 14.88 acres of grassland.
To the north of the open ground, the woodland consists mainly of mature poplar and Corsican pine, with a smaller area of semi-mature oak and ash.
The western block provides a mixture of oak, ash and Scots pine with an understory of hawthorn, some hornbeam and maple.
A right of way will be granted over the track forming part of Lot 1 which enters the southern point of the woodland.
Buyers should note that the timber rights are excluded from the Title and reserved to a third party-although the current owners are not aware that these rights have been exercised.

Lot 3:
Lot 3 extends to 40 acres located to the east of Gray's Lane.
Providing some of the best land on the holding in a single field which can be easily worked.
This area benefits from access via Gray's Lane and an entry point directly off Hudson's Hill in the south.
