family home situated on the south west shores of Chichester Harbour. With direct access to the water from the garden at high tide and wonderful views across to the mainland It is perfectly placed, especially for sailors from Hayling Island and Mengham Rythe sailing clubs and Sparkes Marina. The former is an RYA Centre of Excellence and Olympic training centre.
The property is beautifully presented and takes
maximum advantage of the setting. On the first floor, the impressive open plan dual aspect living space with open fireplace and bi-fold doors to the spectacular terrace is approached via a stylish glass and wooden staircase. Striking wooden flooring flows into the kitchen/breakfast area with sleek gloss cabinets and integrated appliances.
To the ground floor a light-filled, spacious principal bedroom suite, with built-in storage, stylish shower room and superb sea views and access to a study/dressing room both with doors to a delightful covered seating area. There are also two further well-presented bedrooms that share a further modern and stylish family bathroom, together with an additional WC and a useful utility area.
Hayling Island has always been a particularly popular location for water enthusiasts; indeed the sport of windsurfing is believed to have originated here some 50 years ago. There are about 3 miles of seafront beaches, 3 of which have been awarded the Blue Flag for water and coastal quality, safety and facilities. Nearby are tennis courts and, to the west, the ‘true links’ Hayling Island Golf club. The 4 mile long ‘Hayling Billy’ coastal path has two tracks, offering different surfaces for horse riders on one side and pedestrians and cyclists on the other. The path runs along the western coast of most of the island and offers some stunning views of Langstone Harbour.
There is an excellent range of local shopping on the island with more comprehensive facilities available in Havant and further afield, in Portsmouth and Chichester. The nearby popular village of Emsworth has an interesting variety of shops and an excellent and wide choice of restaurants.
There are good schools for all age groups in the
area, churches of various denominations and many social and recreational facilities.
If you enjoy boating activities you can also arrange to have a deep water mooring via the Chichester Harbour Conservancy, subject to availability. There is a slipway adjacent to the property, perfect for launching a dinghy to get out to your mooring.
The property is accessed via a private road where a five-bar gate opens into a gravel driveway with generous parking and a double garage with large store room. The secluded, landscaped garden is laid to lawn with attractive cobbled pathways, mature shrubs and planting and spectacular views across to the marina and Chichester harbour, an Area of Outstanding Natural Beauty. The beautiful natural harbour is a sanctuary for wild life. The rise and fall of the tide provides an ever-changing vista and an additional terrace at the end of the garden
provides more opportunities to take in the views. A gate at the bottom of the garden offers direct access to the beach and water’s edge.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
