Aberdeen Airport provides a range of domestic and European flights and there are direct services from Dundee to London.

Brechin is well placed to take advantage of the many sporting pursuits the county of Angus has to offer. There are golf courses at Brechin, Edzell and Montrose together with the championship course at Carnoustie. Fishing is available on the nearby South and North Esks. The Angus Glens offer some of the best hill walking in eastern Scotland, together with skiing at Glenshee in the winter. There are popular and pleasant sandy beaches at Lunan Bay and at St Cyrus, which is a nature reserve. Brechin Equestrian Centre is close by.

Description

Norandale is a most attractive Edwardian town house situated in a fine residential area in Brechin, at the junction of Airlie Street and Latch Road. It dates from 1907 and the sellers are only the fourth owners, having lived there since 2001. The previous owners acquired it in 1974. It is an impressive house, which still retains a number of Arts and Crafts features, but at the same time has benefitted from recent improvements. A flat roof was renewed in 2003, while the shower room and utility room were refurbished in 2010 /11, and the car port roof also renewed in 2018. The conservatory, which links the house to the garden, was added in the 1990s. The house is stone built, with the upper part being harled, and has a slate roof. It provides spacious and well presented family accommodation over two floors, with good sized and elegant reception rooms, so is also ideal for entertaining. Particular features are original pine fittings such as panelled doors, a fine staircase, as well as cornicings in the principal rooms, brass hardware and the original larder and laundry copper.

Gates open on to a gravelled parking and turning area at the front of the house. A covered entrance has a wooden front door with a circular window which opens to an entrance vestibule with tiled floor and an inner partially glazed door with stained glass and leaded windows and side lights, which leads to the impressive hallway with a shelved cupboard. To one side is the dining room which has a recessed display alcove with cupboard below, corner windows with wood panelling and original Edwardian glass light fitting. On the other side is the drawing room which has a picture rail, bay window with wood panelling, open fireplace with wooden mantel (reportedly carved from a tree in the garden which was taken down when the house was built) and with brick surround and hearth. French doors lead through to the conservatory which has window blinds, wooden floor, wall light and further French doors to the garden. An inner hallway has coat hooks, and off this is a cloakroom with washbasin with vanity unit, WC, and an understair storage cupboard. The butler's pantry has fitted cupboards, storage units and an original porcelain sink. The family room also links to the garden with a double glazed tilt and slide patio door and has recessed display shelves with gas fire below and two further double glazed windows overlooking the garden. The fully fitted kitchen has wooden wall and floor units and appliances including a Hotpoint double oven / grill, four ring Hotpoint gas hob, sink, plumbing for a dishwasher, a recessed alcove housing an oil fired vintage Rayburn Wellstood Model 2 range with oven and hotplate, mantel and display shelves. Beyond is a rear hallway which has a back door to the garden and a walk in shelved larder cupboard with original slate shelving, and a useful store room. The laundry room, which still has the original copper, has fitted units with wooden worktops, Belfast sink, plumbing for a washing machine, Ideal Mexico boiler, clothes pulley and a door to a separate WC.

The pitch pine staircase with an original leaded window leads firstly to a mezzanine landing where there is a part timber lined bathroom with a period free standing bath, pedestal washbasin and a shelved cupboard. There is a separate WC. The stairs continue to the first floor landing which has a shelved walk in cupboard. Bedroom one has a picture rail, and a connecting door to a shower room which has a further door to the landing and a shower cubicle with wet walling, pedestal washbasin, WC, bidet and a double glazed Velux window. Bedroom two has William Morris designed wallpaper, a built in hanging cupboard and fitted shelves, while bedroom three, which is currently used as a study, has a walk in under coomb storage cupboard and a connecting door to bedroom four which has a wall light and extensive fitted wardrobes.

The enclosed gardens at Norandale are a delight. In front of the house there are lawns and flower beds, with hedges and rhododendrons providing privacy. To the side are further areas which are enclosed by walls and hedging and have a pleasant sitting out area adjacent to the family room, together with a raised vegetable bed, a greenhouse (2.35 m x 1.65 m approx) with staging and a small lean to greenhouse (1.25 m x 0.65 m approx) There is an outside power point. Behind the house is an enclosed area with a garden shed (1.5 m x 2.1 m approx), oil tank, coal bunker and a doorway out on to Latch Road. To the side of the house is an attached covered car port, with an outside tap.

Directions

From the south head north on the A90 dual carriageway and take the turning into Brechin (A935) passing the Brechin Castle Centre. On entering Brechin turn left after passing the Mechanics Institute into Airlie Street. Norandale is the last house on the right, just before the T junction with Latch Road.

From the north head south on the A90 and take the turning into Brechin (B966) passing through Trinity. On entering Brechin turn right at the mini roundabout signposted to Little Brechin and Menmuir. Then take the second turning into Latch Road and then take the fourth turning on the left into Airlie Street and Norandale will be seen immediately on the left.
