For new tenancies commencing from 1st June 2019, in addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019:
Before the tenancy starts (payable to Belvoir Stafford the Agent) :
Holding Deposit: 1 weeks rent
Deposit: an amount up to the limit allowed by the Tenant Fees Act 2019 of 5 weeks rent
During the tenancy (payable to the Agent):
Payment of interest for the late payment of rent at a rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received
During the tenancy if permitted and applicable:
Utilities gas, electricity, water and sewerage
Communications telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence Council Tax
Other permitted payments:
Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.
The landlord may charge a higher rent per month per pet allowed - this will be agreed either before the tenancy commencement, or during the tenancy. This additional rent is non-refundable in either case.
If a pet or pets are approved by a landlord, then the deposit will be based on 5 weeks rent including any additional uplift of rent paid for the pet(s).
Company Lee Fee: £480 (including VAT) including agreement and references
For tenancies commencing before 1st June 2019, the following fees will apply until 31st May 2020:
Adding a permitted occupier to an existing tenancy - £50 including VAT
Pet fee, non-refundable - £100 including VAT
Returned Cheques or Standing Orders - £20 including VAT
Breach of Tenant Letter £25 - including VAT Check out Fee £55 including VAT
