DEPOSITS

A £250 holding deposit for properties priced less than £500 per week - or a £500 holding deposit for properties priced £500 per week or more - is taken to secure the property off market subject to acceptance of offer and references. If the landlord accepts the offer, this is deducted from the final moving in monies balance. If the offer is rejected, it is fully refundable with a 5 working day turnaround term.

Option A – Full Security Deposit
An additional sum equivalent of one month’s rent is collected from the tenant at the tenancy start and registered with the Deposit Protection Scheme. This is refunded to the tenant at the tenancy end less any deductions made for damage as per the independent inventory check-out, unpaid rent or breach of contract.

Option B – Deposit Replacement Insurance
A non-refundable guarantee is purchased by the tenant at the tenancy start at the rate of 30% of one month’s rent. For tenancies longer than 12 months, every 12 months a further fee of £55 is charged. At the tenancy end this independent insurer agrees any further amount due from the tenant for damage as per the independent inventory check-out, unpaid rent or breach of contract. This mitigates the large upfront expense of a full security deposit. Harrisons receive 10% commission for introducing a tenant to the independent insurer.



The first month's rent is also payable upfront, prior to moving into a property.



PERMITTED TENANT CHARGES

A ‘withdrawal of agreed offer by tenant’ fee of £250 is charged should you cancel your offer, or fail to disclose information which could affect your tenancy application references, such as CCJs against you, temporary employment or inaccurate salary after your offer has been accepted by the landlord.

Interest on unpaid rent is payable at 3% above Barclays Bank Plc Base Rate calculated and added daily until the rent is paid.

Amendment of tenancy to include a change of tenant or replacement tenant is charged at £50.
