Escape......Something we all want from time to time, yet few of us are prepared for the reality of actually living cut off from the convenience of modern city life. This goes a long way towards explaining the enduring popularity of many of Flintshires villages, where it is possible to find the stark beauty of the open countryside without the necessity of enforced isolation. 10 minutes from Mold and an equal distance from either Flint or Holywell yet feeling very separate from any of them, with a highly regarded village pub and its own library lies Halkyn.
Virtually in the centre of the village we find this charming home. From first impressions it appears a typical semi detached from, I would estimate the 1930s or 40s, with a long and narrow front garden with a crushed slate path alongside a raised, low maintenance garden. Low maintenance because of a lack of lawn but certainly no lack of interest, owing to the eclectic variety of stonework and ornaments interspersed with various potted plants for colour. To the side of the home we find the front door and beyond this there is another door revealing a narrow lean-to structure, open at the far end and serving as a capacious garden store.
Opening the front door allows us into the square entrance hall with its easily cleaned ceramic tiled floor and where the stairs rise in front of us.
To the right is the door into the sitting room and this is where the Enid Blyton atmosphere reasserts itself, with a wood laminate floor and a faux marble fire surround playing host to a beautiful Victorian fireplace with attractive decorative tiles set into it. The room is prevented from feeling at all gloomy by the extra large picture window overlooking the garden.
Re-crossing the hall and past the large and very useful under-stair cupboard, we come into the kitchen, where the true character of this home really comes to life.
Attractively tiled throughout, the room provides an L shaped series of fitted units around the edge of what I presume was the original rear lounge, leaving enough central space for a full six seat dining table without compromising the work surfaces in any way. The party wall features a large original cupboard which provides a home for the hot water tank and the household linen. The end of the table butts up against a central column, past which on one side we find what I can only call a scullery, containing all the noisier appliances such as washing machines, tumble driers and the like, it also houses the oil fired central heating boiler.
Beyond here we step down into the handy downstairs cloakroom, neatly fitted out and providing a unitary hand basin and lavatory. Retracing our steps towards the kitchen, we turn right into a very pretty conservatory where you can comfortably sit all year round and enjoy your garden. Theres a French door leading out to the rear garden. This allows light to flood into the kitchen and also gives access back into there, completing the circuit.
The rear garden puts me in mind of the set for Bill & Ben, a seemingly chaotic maelstrom of various activities but which on closer examination, become ordered and well thought out. A neat lawn provides the centrepiece, at the far side of which, a raised area with a small vegetable patch also sports a greenhouse, though whether this would be included in the sale is unknown. A further wooden shed occupies the other corner of the garden, beyond the central area of rockery with various decorative plants, adding splashes of colour to the scene. The perimeter is lined with various shrubs and colourful pots and in the corner sits a garden bench from where the toiling gardener can survey the fruits of his or her labour. As well he or she might, because it is all very attractive.
Returning indoors and up the attractive turned staircase we come to the T shaped landing. Offering sufficient space for a handy linen chest before we turn right and into the first of the bedrooms.
Overlooking the charming rear garden this is a good sized double room with space either side of the chimney breast for large free standing wardrobes. Or, should you wish to bring the home rather more up to date, these recesses would be ideal for accepting bespoke fitted wardrobes to really maximise the storage space. The rest of the room easily accommodates the double bed with its twin bedside cabinets and the whole space is kept bright and airy by the large south west facing picture window * please note bedroom furniture will not be sold with the house unless stated by the owner *
Next door to here we discover the bathroom where the trappings of the 21st century are very much in evidence. This has walls which are tiled to chest level throughout, with the exception of the shower area, where they rise to full ceiling height. The suite comprises of a unitary hand basin with storage cupboards beneath, lavatory and bath with a hand-held shower attachment fixed to the mixer taps. In the adjacent corner is the large walk-in glass shower cubicle with a fitted electric shower. SO you get the best of both worlds and without feeling crampt.
Moving across the landing we come into the main bedroom, made all the more attractive by the polished real wood floor and offering plenty of space. This is something that no amount of clever design can ever fully disguise; if a room is too small, it is too small but this is something that will never be a consideration here, as demonstrated by the furniture currently in situ. There is a large double bed with twin bedside cabinets, free standing chest of drawers and two very substantial free standing wardrobes, one of which is a particularly large item incorporating a further chest of drawers within it. All of this still fails to overpower the room, leaving a generous amount of vacant floor space and the whole room is kept delightfully light by the front facing picture window. This is set lower in the wall than seems usual and provides commanding views across the front garden and the village beyond. The cottage feel of the home is maintained by the attractive way in which the ceiling follows the line of the roof into the corners of the room, making for a very cosy atmosphere.
