Located along a no through road, Chy Vean enjoys a quiet tucked away location just off the centre of the village, and is set back just behind the village church.
One of the key selling features for this three double bedroom attached cottage are the beautiful, well- tended and sizeable gardens, located to the rear of the property. They slope upwards from the cottage, and are well stocked with mature flowerbeds, shrubs and perennials, with mature trees providing shade, and lovely lawn areas, sitting areas and a sheltered area used for a vegetable garden, with a useful poly-tunnel and store included in the sale.
A huge bonus for the property is a very handy garage and off-road parking area for two cars.
The rear entrance porch has a conservatory style roof, and opens into a useful utility room, which has plumbing space for an automatic washing machine, and has a separate WC.
A door from here leads through to the modern kitchen, fitted with a range of matching wall and base units, with a built in oven and hob, leading through to a well-proportioned dining room with a slate tiled floor, and useful under stairs storage cupboard. The main living room is a decent size with plenty of character, including exposed stone walls, individual fireplace housing a recently installed wood burner and a beamed ceiling.
Stairs lead up to the first floor, which has three good sized double bedrooms. The main bedroom has a nice easterly view towards surrounding countryside over the village, and has a range of built-in furniture and all bedrooms and the landing have been re-carpeted. My clients have improved on the existing electrics, installing modern fuseboxes and fresh wiring and lighting in places, have renewed the bathroom with a modern white suite, with a shower over the bath and installed a new wood burner in the living room.
Modern benefits include main gas fired central heating and UPVC double glazed windows.
This tucked away location still has good access to all the village amenities including the general stores, a hairdressers, a public house and a range of other small businesses, slightly further away is the medical centre/minor injury hospital and the County primary school. Stratton is approximately 1 mile from the coastal resort of Bude, with two sandy beaches, a re-juvenated canal area and a wide range of educational, recreational and commercial facilities.
Mains water, electric, drainage and gas

From our office in Lansdown Road proceed along The Strand and bear left at the mini roundabout and proceed until reaching the roundabout on the A39. Here turn left and as you go down the hill proceed into the middle lane. Turn right into the village of Stratton and as you go past The Kings Arms pub take the immediate left turn. At the junction turn right and head up into the main part of the village, and turn right just before the hairdressers. Follow this road onto Diddies Road and past the church before turning left onto Sanctuary Lane where Chy-Vean will be found a little way along on the right hand side
