The house has 4 separate bedrooms and is arranged so that you can all have privacy - great for elderly parents and for older children. The 2 upstairs bedrooms are in the loft space which have been fully insulated to keep them warm in the winter and cooler in the summer.
The center of the house has a wonderful Courtyard area is very special and is a real indoor / outdoor area lovely for breakfast and barbecues in the summer months - For cooler but sunny days the conservatory is a great sitting space.
The house itself has heavily converted throughout including the kitchen, which has been sympathetically re fitted with built in cupboards and again leads out to the garden and outside storage. The bathrooms likewise have been re fitted including Under floor heating in both the main bathroom and the kitchen which keeps the lovely ceramic flooring comfortable underfoot and the rooms nice and warm.
Into the Lounge with working Wood burning stove which is real feature and keeps the heart of the house toasty, also in the lounge you have large patio doors into the conservatory with views over the rear garden and the forest beyond.
The Garden area is divided into 4 sections both to the front and to the side of the property. The Backyard gives a private and secluded area - lovely space for eating out and a complete sun trap, can also be easily closed off from the rest of the garden if you have dogs. The top garden with a beautiful copper beech and 2 apple trees that regularly fruit (eating apples) and the bottom lawn massive space for playing games - or just having some quiet time.
The property enjoys regular visits from deer in the garden, which is lovely to see, but they do have a tendency to eat everything - so be careful if you are buying plants - they generally don't like anything strongly scented so herbs are good. The garden is particularly lovely in the spring surrounded by Rhododendrons in the drive and around the property and lots of flowering shrubs in the garden
Location
Bramshaw is a collection of hamlets comprising Brook, Bramshaw, Canterton, Dazel, Fritham, Furzley and Penn. It lies entirely within the New Forest National Park and includes large tracts of land owned by the National Trust and Crown Land administered by the Forestry Commission. Located some 10 miles west of Southampton, just south of the A36, Bramshaw is easily accessible from Junctions 1 and 2 of the M27.
Brook is ideally situated as a central base for those both living and visiting the area with Lyndhurst close by and Bournemouth, as well as the ancient capital of Winchester around a thirty minute drive on a good day. And for the golfers out there it also has the oldest golf club in the county with a heritage dating back to the 1880's.
Nearby Lyndhurst offers a wide range of shops, cosy tea rooms, old world pubs, cafes and fine restaurants to discover. Lyndhurst has a past steeped in history and is commonly known as the capital of the New Forest. This was since William the Conqueror established the Forest as a royal hunting ground in 1079.
