Little Tregonna is an impeccably presented and hugely spacious six bedroom detached family home of great versatility, located in a private setting within the popular rural hamlet of Little Petherick, just two miles from the picturesque and sought after harbour town of Padstow and a short drive from the vibrant market town of Wadebridge. In recent years Little Tregonna has been successfully run as a Bed & Breakfast, proof of this success is in the fact Little Tregonna has been rated as a 4 Star Gold standard property by Visit Britain.
A comprehensive refurbishment project was carried out on Little Tregonna by the current vendors in recent years and today represents a fine example of a contemporary modern family home, finished and presented to an exemplary standard.
Briefly, the accommodation comprises a lovely spacious reception hall, a superb full length dual aspect living room with inset contemporary wood burner, a modern and comprehensively fitted kitchen with a range of floor and wall cabinets and drawers, integral microwave, dishwasher, oven and hob. This is complete with black granite work surfaces and underfloor heating. An opening leads into the delightful conservatory with gardens views and out onto the patio. There are three ground floor double bedrooms, each with a stylish en-suite shower room, a further cloakroom and separate utility room.
Heading up to the spacious first floor landing, you will find two further bedrooms, family bathroom and the vast master bedroom suite complete with Juliette balcony, built in wardrobes and extremely stylish en-suite shower room. There is ample space within the room for a large double bed and lounge area with sofas. The flat roof extension, which has been constructed to allow persons to stand on top of it, has excellent potential to enclose the space with glass balustrading creating a sizeable terrace. From here, delightful countryside views across the valley can be enjoyed.
The gardens of Little Tregonna are delightful and beautifully maintained. The gardens to the rear are mainly laid to lawn and are bordered by an array of mature plants, shrubs and trees enclosed by timber fencing. There is a large amount of paved patio on either side of the conservatory, ideal for al fresco dining and at the very back of the garden is an original shine to the Virgin Mary. Beyond the garden is open farmland which provides a delightful outlook and backdrop. To the front there is a huge amount of driveway parking and a detached double garage with electric up and over door. Uniquely, part of the old bridge which once upon a time used to connect with the other side of the road, remains and has been utilised as a studio/storage area. There is a small walled garden to the side of the garage, an ideal suntrap and log store. The property has a right of way over the private lane and a five bar gate access. Services to the property include mains metered water, electricity and drainage, super fast fibre optic broadband connection and an oil fired central heating system.
Little Tregonna is a hidden gem, hugely spacious, versatile and beautifully presented and, as such, we at Jackie Stanley recommend an internal viewing at the earliest opportunity.
Little Petherick is a lovely hamlet steeped in history in the wooded valley of Little Petherick Creek, a tidal inlet of the Camel Estuary. The hamlet is situated just two miles from the historic and picturesque fishing town of Padstow, located on the North Coast of Cornwall offering an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. An area of outstanding natural beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 5 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 18 miles distant with the nearest airport at Newquay approximately 12 miles away. There are various footpaths in and around the property and the lane on the other side of the main road leads to a footpath which leads down to Petherick Creek, The Saints Way and the Camel Trail, a dream for walkers and cyclists alike.
