The Property
The Broadwood Quarry site includes the full site surface site area as shown highlighted red on the plan enclosed within the particulars, together with the areas of underlying mineral rights (as shown hatched on the enclosed plan). The surface freehold land extends across an area of approximately 28.06 acres (11.35 hectares) or thereabouts. The property also includes 43.52 acres (17.61 hectares) of surface land, presently held on a leasehold basis, which is also intended to be incorporated within any transaction.

We have been advised that borehole survey results indicate there to be approximately 350,000 tonnes of workable minerals. Tenure
The relevant areas of freehold surface land and associated mineral rights are offered for sale freehold with vacant possession upon completion.

The areas shown edged blue are presently held on a leasehold basis. We have been advised by the Vendor that these leasehold interests are assignable subject to the prior approval of the lessors such approval not to be unreasonably withheld. It is therefore expected that assignment of these interests would be completed as part of any transaction for the property.

Rights & Easements
The property is sold subject to and with the benefit of all rights of way, water, drainage, water courses and other easements, quasi or reputed easements and rights of adjoining owners if any affecting the same and all existing and proposed wayleaves and all other matters registered by any competent authority subject to statute.

Notwithstanding the above, a series of public footpaths run along the boundaries of the property with one running north to south across the property itself.
