* RECENTLY REDUCED * How many possible variations can there be on the theme Three bedroom bungalow? Well to be honest, I thought Id seen them all but then along comes Riverside Cottage to blow my complacency clean out of the water.

If you are expecting somewhere perhaps on an estate, in a sea of soulless identikit homes with postage stamp gardens and Honda Civics parked on the drive you couldnt be further from the truth. This home really is a one off, offering everything you could need and more, but with a quality and a style all of its own. Coupled with its convenient location and the far reaching views across the estuary, this makes for a very tempting proposition.

Merllyn Lane is a narrow lane winding its way up from the main road through Bagillt and where, tucked away near the top we find this delightful home. What initially appears to be a fairly standard looking bungalow hides its charm beneath a bushel as a brief inspection will show. Approached through a wide gateway and onto a drive recently re-surfaced in a hard wearing resin with fine gravel in suspension, we find sufficient space to park at least three cars before a five bar gate leads us across the front of the home towards the oversized detached garage. In front of here, there is room for a further three cars and which even when occupied, allows access to and from the garage.

To the front of the home is a substantial porch standing proud of the front elevation and accessed through a semi glazed white UPVC front door. This provides the perfect air lock to keep the home snug and warm while housing all the coats, boots and umbrellas you could throw at it. A further semi glazed door, this time in wood allows us into the dining room. Actually it is something of a misnomer to call it the dining room because although it currently fulfils this role, it is separated from the lounge only by a large open arch, making the two halves feel very much like one room. Treated as such it makes a spacious room that manages to belie its size by still feeling welcoming and cosy, kept all the more so by the large stone fireplace with its attractive living flame gas fire. Should you prefer the format of a separate dining room, the space beyond the archway is big enough to easily accommodate a full sized six seat table and any associated furniture you may choose.

As we enter here, another door to our left leads through to a small passage where also on the left is the bathroom and this, is little short of a revelation. Tastefully refurbished with fashionable grey ceramic floor tiles and matching walls it is kept as warm as toast by the under-floor heating (ooh, now theres posh). This is true luxury, making childhood chilblains a thing of the past and with even more warmth provided by two separate heated towel rail/radiators, winter mornings are no longer the horrors you remember. There is a modern unitary hand basin and lavatory before the piece de resistance, a P shaped spa bath with a glass screen protecting the room from the excesses of the twin headed mains water fed shower. This is a room that lacks for nothing.

Leaving here there is a louvred cupboard neatly housing a tall fridge freezer before we come into the kitchen. Although not the worlds largest kitchen, this is more than adequate and so well designed and thought out as to make the size largely immaterial. Everything falls easily to hand and it provides all the bells and whistles you could need in a comfortable and convenient package. It is in effect a classic U shaped layout on what I would call the food section, with the laundry section contained on the opposite wall and covering all the bases. The back door opens into a sheltered patio area, from where a stone staircase climbs up to one of the garden levels.

At the far end of the lounge there is a door to the inner hallway, off which is a cloakroom serving the bedrooms. The first and smallest of these, also overlooking the front of the home, sets the bar high by being big enough for a comfortable, if compact double room.

Across the hall we find the second bedroom. This is situated in a wing of the home opposite the kitchen and also overlooking the same patio area and provides sufficient space for a large free standing wardrobe and chest of drawers as well as the double bed with its bedside cabinets. In one corner is a large walk-in cupboard supplementing the clothes storage space and making a very pleasant place to lay your head.

Opposite here is the master bedroom. Bright, spacious and airy largely thanks to the French doors overlooking a patio area to the front of the home, this also maximises its space with a complete wall of fitted wardrobes at the far end of the room. The remaining floor space is expansive, allowing for a further free standing wardrobe along with two large chests of drawers, an occasional chair and the twin bedside cabinets beside the double bed. That it achieves this while still leaving a generous amount of vacant floor space speaks volumes.

Stepping through the French windows onto the patio we find the over sized garage to our left while on the other side of the drive an arched gateway in the wall opens onto the front garden. This is a neat area of manicured lawn surrounded by borders of small shrubs and with an area of decorative gravel surrounding a paved circle of Indian stone. It is both eye catching and very attractive, contributing to the feeling of sophistication that makes this home stand out.

The remainder of the garden, located behind the home is accessed up a flight of steps beside the patio and where, on the first level we find a brick built shed with its own power and light, before climbing again to where a path runs around the perimeter of the home at roof height. Above here the garden climbs further, through various decorative levels, culminating at the lawn with its further area of decorative gravel lying to the front of the summer house. Sitting at the highest point on the property, this well maintained wooden construction is fully equipped with light, power and heating and offers a commanding view across the estuary and beyond. At the far end of the lawn is a series of terraces, rather reminiscent of a miniature Sri Lankan tea plantation and with enough space to produce all the home grown veggies you could want.
