Fees applicable to Assured Shorthold Tenancies

Before the tenancy starts (payable to Maskells Estate Agents)
-Holding Deposit: 1 week's rent.
-Security Deposit (if rent under £50,000 per annum): 5 week's rent.
-Security Deposit (if rent is £50,000 or over per annum): 6 week's rent.

During the tenancy (payable to Maskells Estate Agents)
-Late payment of rent: Interest of 3% above the Bank of England Base rate. This will not be levied until the rent is more than 14 days in arrears.
-Lost keys or other security device: Tenants are liable to the actual cost of replacing any locks, lost keys and security devices which includes locksmith costs if applicable. If extra costs are incurred, there will be a charge of £15 per hour (inc. VAT) for time taken.
-Variation of Contract (tenant request): £50 (inc. VAT)
-Change of Sharer (tenant request): £50 (inc. VAT)
-Early termination (tenant request): Should the tenant wish to leave their tenancy early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
