TENANCY FEES LIST

 

 

1) Holding deposit

   A refundable holding deposit to reserve a property capped at no more than one weeks rent. 

2) Tenancy deposit

   A tenancy deposit capped at no more than 5 weeks rent for tenancies where the annual rent is less than £50,000. For tenancies where the      annual rent is over £50,000 this will be capped at a maximum of 6 weeks rent.

3) Changes to the tenancy

    When changes are requested by the tenant the charge will be capped at £50 including VAT.

4) Early termination when requested by the tenant

    A re letting fee equivalent to the marketing and referencing costs incurred. This would be capped at £300 including VAT.

    Rent would continue to be paid by the tenant until the start date of a new tenancy.

5) Payments in respect of utilities, council tax, communication services and TV licence.

    Tenants would be responsible for bills if they are not included within the rent. If bills are included in the rent then these charges should be         reasonable. There is legislation which prevents landlords from over-charging tenants for provision of these services.

6) A default fee for replacement of a lost key or security device, where required under a tenancy agreement.

   Replacement keys or security devices will be charged at cost where evidence is provided to a tenant.

7) Interest at a rate of 3% above the Bank of England’s base rate, for late payment of rent (which is more than 14 days overdue)
