Do you like the photos?? Well may be you would you like to view this home personally because, one of the best things about NewHome4U is, we OPEN 7 DAYS a WEEK and were physically in the office 4U just so that you can view, like no other estate agent in Mold

As accepted wisdom insists, there are three vital elements in deciding the desirability of a home and these are; location, location and location, with all other considerations being secondary. Now, that this particular home offers so much more is purely a bonus but when that bonus includes four good sized bedrooms, one with an en-suite, a beautiful and newly fitted kitchen with full ceramic flooring which continues through much of the ground floor, a double garage with roller shutter security doors and for a family, perhaps the greatest consideration of all, its close proximity to the prestigious Wade Deacon High School, it becomes plain that this is a rather special home. Is it the one for you? Read on and find out.

Situated on a large corner plot among similar properties that have been cleverly laid out to accentuate their differences, making it feel less like a typical off the peg estate, we find this very attractive home.

A large square of tarmac lies in front of the double garages which lie at right angles to the front of the home and also house the attractive wood effect composite front door. A gate is found at the right of the home which leads past the building and into the enclosed rear garden. This is a good sized space with a brick wall separating it from the adjacent road, while wood panelled fencing divides the garden from those of the neighbours. It is largely given over to lawn with a couple of small but established trees around the perimeter and overlooked by the back door and French doors from the lounge.

Back to the front of the house and we enter via the wood composite front door in the garage wing of the building. As we step into the ceramic tile hall, another door on our left reveals the ever useful downstairs cloakroom while in front of lies the door into the study/office before an archway leads us through into the inner hall.

Three doors open from here, the first being the laminate floored formal dining room, sensibly and conveniently positioned beside the kitchen because who wants a cold roast dinner? The kitchen itself features a continuation of the ceramic flooring from the hall and is comfortably large, with an L shaped layout housing all the usual labour saving devices without which life would be unthinkable. Among these are a double tower oven (renewed 8 months ago), gas hob, dishwasher and integrated fridge and freezer, before another door takes us into the utility room housing all the noisier machinery that is needed to ensure the smooth running of a family home.

Finally off the hall is the lounge. At 12 feet by 21 and a half this is a serious room, easily large enough to cater for the simultaneous different demands that a busy family will place on it and do so in comfort. Kept pleasantly light by the large bay window to one end while at the other, almost the entire wall is taken up by twin French doors with large additional windows either side opening onto the rear garden. The small patio area here makes this is an ideal place to relax, which after a long days work is as it should be. The main focal point for the room is provided by a living flame effect fire although this is more for appearance than a necessity, the heating needs being taken care of via the gas fired central heating.

Returning to the hall and climbing the stairs brings us onto the landing and where slightly to our left we find the smallest bedroom. So frequently this is little more than a box room but this happily, is the exception. A perfectly suited single room it would make a splendid nursery and still remain adequate for the needs of a growing child, underlining the homes family credentials.

Adjacent to here and also overlooking the rear garden is the second bedroom. Altogether larger this would be suitable either as a very spacious single room or at a push would accommodate a double bed although any choice of other free standing furniture may be a little limited.

Moving to the front of the home we find the next bedroom. This is truly luxurious in size, with the addition of the large walk-in cupboard allowing even more space by negating the need for free standing wardrobes.

The other end of the landing provides access to first of all, the family bathroom. This attractively decorated space is fully tiled throughout and offers a suite of pedestal hand basin, lavatory and bath with a glass screen and shower above.

And last but not least we come to the master bedroom. This is a delightful room providing all the space you could want, further helped in this by the addition of a large walk-in cupboard providing hanging room without the need for a free standing wardrobe. The luxurious feel is enhanced by the lovely large en-suite, with its attractive and practical ceramic tiled floor. In here a wall mounted heated towel rail/radiator provides the necessary heat on chilly mornings, while the suite comprises a pedestal hand basin, lavatory and a walk-in shower cubicle.
