Upon application:

Holding Deposit - To reserve a property, we will require payment of a Holding Deposit equating to one weeks rent. This sum will become part payment of the first months rent should your application and referencing be successful. The holding deposit can be retained should any relevant person (including any guarantor(s)); withdraw from the tenancy, provide false or misleading information or fail to take reasonable steps to enter the agreement (i.e. Responding to reasonable requests for information required to process the application). The holding deposit will be held for a period of up to 15 days (unless an extension is agreed in writing by both parties).

Before Move in:

Security Deposit - The security deposit is generally equivalent to one months rent plus £100. This can be higher dependent upon the agreed tenancy terms &/or rent PCM. This deposit covers damages or defaults on the part of the tenant during the tenancy. Deposits are protected by a Government Approved Scheme. Further information about our chosen scheme is available on request. 

Additional charges (as applicable):

Early termination of the tenancy when requested by the tenant – Should the tenant(s) wish to leave their contract early, they shall be liable to pay the landlords’ costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy, there will also be a charge of £50.00 excluding VAT (£60.00 inclusive of VAT) to administrate the requirements.

Unless otherwise agreed and noted within the tenancy agreement tenant(s) will be liable to make payments to the supplier(s) for the use of the following services (where applicable): Utilities (gas, electric, water), Entertainment & Communications (cable/satellite, phone, broadband services - both installation & subscription) TV licence, Council tax. 

Default charge for unpaid rent – Should the monthly rent fall into arrears for a period of more than 14 days, a charge of £25.00 excluding VAT / £30.00 Inclusive of VAT will be applied, a further charge of £15.00 excluding VAT £18.00 inclusive of VAT will be applied for every 14 day period thereafter until the arrears are cleared. 

Default charges for Lost Keys &/or other security devices – Tenants are liable to the actual cost of replacing any lost key(s) or devices(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock & replacement keys for the tenant, landlord & any other persons requiring keys will be charged to the tenant(s), along with a fee of £15.00 excluding VAT (£18.00 Inclusive of VAT) charged per hour, to administrate the required replacements.

Default charges for damage to the property - Tenants are liable to the actual cost of rectifying any damage that they cause to the property, of a fee of £15.00 excluding VAT (£18.00 Inclusive of VAT) charged per hour will also be payable, to administrate the required repairs &/or replacements.

Default charge for missed appointments – £25.00 Excluding VAT (£30.00 inclusive of VAT) will be charged per missed scheduled appointment.

Default charge for out of hours call out appointments - £25.00 Excluding VAT (£30.00 inclusive of VAT) will be charged per out of hours call out.

Pets – If a landlord allows a pet as part of the tenancy there may be an additional sum on the advertised deposit and/or Rental sum per calendar month.
